Al Jaddaf is the creek-side district between Bur Dubai and Dubai Healthcare City, a short drive from Dubai Festival City and on the Metro's Green Line. It is one of the few addresses this close to old Dubai where a title deed still starts under AED 700,000, and the stock that produces that price is not what the brochures in Downtown look like: mid-rise buildings, mostly finished, mostly traded as resale.

Three Al Jaddaf projects sit on our list, and they line up as a ladder rather than a set of alternatives — two completed buildings from the same local developer at the bottom, and one branded waterfront tower at roughly three times the entry price. This page covers what each one asks, what the building actually rents for, and the two things worth checking on the title before you pay anything.

The two Al Waleed buildings, and why the second costs more

Al Waleed Garden is a 16-floor building with ground-floor retail, finished in the third quarter of 2019, holding one, two and three-bedroom apartments. Asking prices start near AED 675,000, but recorded sales in the building have averaged about AED 1,722,708 — a gap that tells you the cheap asks are small units on low floors and the average is being set by the larger ones. Do not read either number as "the price of a flat here" without asking which layout it refers to.

Al Waleed Garden 2 finished around the end of 2023 and adds studios and three-bedroom penthouses to the mix. The developer has sold out, so every purchase is a resale. Studios currently ask about AED 725,000 to 850,000 against a launch entry figure of AED 450,000 to 456,000. That is a meaningful move in under three years, and it is also the reason to price the unit against the last recorded transactions in the building rather than against what the seller paid.

One honest caveat on the older building: our sources do not agree on who developed it. Al Waleed Real Estate LLC is named by most, one credits 007 Properties. It makes no difference to a completed building with title deeds issued, but it is the kind of detail worth confirming on the Land Department record while you are checking the deed anyway.

The branded tower

Ramada Residences by Wyndham is a 108-home tower on the Al Jaddaf creek waterfront, built by BNW Developments under a branding agreement with Wyndham, with hotel-style services attached. One-bedrooms start at about AED 1,850,000 from 750 sq ft; two-bedrooms run 1,300 to 3,000 sq ft. Handover is on record for the third quarter of 2026.

The payment plan deserves a paragraph of its own. Around 80% of the price falls due within three to six months of booking, against a Dubai norm that spreads payments across construction and often beyond handover. If you were counting on instalments to do the work a mortgage would otherwise do, this project does not offer that. What it offers instead is a branded, serviced product on the water with a short remaining build — and off-plan money paid into a DLD-approved escrow account, which is the protection to confirm in writing before the first transfer.

What Al Jaddaf is actually good at

Location, at a price the equivalent creek frontage nearer Downtown does not offer. The district sits minutes from Dubai Festival City and the hospital cluster at Healthcare City, with the Green Line at the door, so the tenant pool is medical staff, airport and Festival City workers, and people who want to be in old Dubai rather than in a new master community twenty minutes down the highway.

What it is not is a launch market. There is no pipeline of fresh towers here to buy into at a 10% deposit, so the buyer who wants a long instalment plan and a 2029 handover should look at the newer districts — Dubai South and the other expansion corridors carry that kind of stock, and the area guide maps them by what they are for.

Costs, and the yield question

Every purchase carries the Land Department's 4% transfer fee plus admin, trustee and title costs, and agency commission on a resale — 6% to 7% of the price in cash, itemised on our page about what buying in Dubai costs. There is no annual property tax; the recurring bill is the service charge, set per square foot by the owners' association and different in each of these three buildings.

On yield, use the building's own rents rather than a district figure. Al Waleed Garden lets between AED 70,000 and 160,000 a year depending on size. Against an ask near AED 675,000 for the smallest stock that looks strong, but the AED 1.72 million average sale in the same building is a different calculation entirely. Can a foreigner buy property in Al Jaddaf?

Yes. Al Jaddaf is inside Dubai's designated freehold zone, so any nationality can own an apartment there outright, whether or not they live in the UAE, with the deed issued in the buyer's own name.

Is Al Jaddaf a good area for rental income?

It rents to a steady, local tenant base — hospital staff at Healthcare City, Festival City workers and people who want to stay near old Dubai. Price the yield off the specific building's rent band, not a district average; in Al Waleed Garden that band runs AED 70,000 to 160,000 a year.

Are there any off-plan projects in Al Jaddaf?

Does an Al Jaddaf apartment qualify for the Golden Visa?

Because the portals disagree with themselves. The figures we found run from 388 sq ft, which is smaller than the layouts those same listings describe. Ask the seller for the title-deed area, which is the only size a valuer and a bank will accept.

On a resale, ask for the title deed, the last service-charge statement and the developer's no-objection certificate position; on the off-plan tower, ask for the escrow account and the project number on the Land Department record.
