About Signature Towers Office for Sale, South City I, Gurgaon
Signature Towers is the office complex Unitech built at the South City I gate on NH-48, the road everyone in Gurugram still calls NH-8. It has been finished and let for well over a decade, and the only question a buyer here is really asking is the price of office space for sale in Signature Towers, and whether the rent justifies it. This page used to answer that with a rate of Rs 20,000 to Rs 26,000 per sq ft. The listings do not support it. Divide what sellers are actually asking by the areas they are selling, and Signature Towers trades at about Rs 16,000 to Rs 17,000 per sq ft, with the middle of the market near Rs 16,500.
That is not a rounding difference. On a 2,880 sq ft suite, the old band meant Rs 5.76 crore to Rs 7.49 crore. At Rs 16,500 the same suite is about Rs 4.75 crore. The top of the old band was more than Rs 2.7 crore above anything a seller in this building is asking, and a buyer who opened a negotiation from it would have been paying for a building on Golf Course Road.

What sellers ask, divided by the area
Four asks came back from the listings read for this page, on three different portals. Every one of them lands inside a band only Rs 1,000 wide:
- A bare-shell suite of 2,700 sq ft at Rs 4.45 crore, quoted at Rs 16,500 per sq ft. The arithmetic checks: 2,700 times Rs 16,500 is Rs 4.455 crore.
- A fully furnished 5,000 sq ft office at Rs 8.50 crore, set up with 60 workstations, three cabins and a conference room. That is Rs 17,000 per sq ft, and the furniture is part of what is being sold.
- A furnished 5,000 sq ft office at Rs 16,000 per sq ft, which is Rs 8 crore.
- A ground-floor semi-furnished 650 sq ft unit at Rs 1.06 crore, which divides to about Rs 16,300 per sq ft.
A spread that tight is unusual, and it is the useful fact. It says the building has a settled market: sellers know what the last deal was, and they are not asking a premium for a small unit or a discount for a big one. The furnished premium is thin too, about Rs 500 to Rs 1,000 per sq ft, which on a 5,000 sq ft office is Rs 25 lakh to Rs 50 lakh for the fit-out. That is roughly what a fit-out of that size costs, so nobody is being paid much for having done it.

Two things stand out. The sizes cluster in two bands, about 2,800 to 2,880 sq ft and about 5,000 sq ft, which fits a building whose floors are divided into quarter and half plates. And on every row the old rate overshoots: by 21 per cent at the bottom of its band and 58 per cent at the top. A price on call is at least honest about not knowing. A rate nobody checked is worse.
The rent, and the yield it produces
Signature Towers lets well, which is why most of what is sold here is sold with a tenant in it. The rents on the listings read for this page:
- A fully furnished 5,053 sq ft office on the third floor at Rs 80 per sq ft a month, the low end.
- A 2,703 sq ft office on the fifth floor at Rs 95, on a nine-year lease with a three-year lock-in.
- A pre-leased 5,618 sq ft floor at Rs 100, with six months given rent-free for fit-out.
- A furnished 2,700 sq ft office at Rs 125, the top of what was on offer, and the furniture is in that number.
For the stretch of the highway as a whole, raw space is quoted at Rs 60 to Rs 70 and furnished space at Rs 90 to Rs 100, so this building lets at or above its road. Now divide. Rs 95 a month is Rs 1,140 a year; on Rs 16,500 that is a 6.9 per cent gross yield. Rs 100 is Rs 1,200 a year, or 7.3 per cent. The furnished 5,000 sq ft office sold at Rs 17,000 and let at Rs 80 would earn only 5.6 per cent, which is why furnished space bought for letting is the weaker trade here: the tenant pays for the furniture once, and the buyer pays for it in the price.
The rent-free period matters more than it looks. Six months free on a nine-year lease is six months out of 108, so an Rs 100 headline is worth about Rs 94 over the term. That takes a 7.3 per cent yield down to about 6.9 per cent before a single rupee of maintenance or vacancy.
How to price a pre-leased suite here
A pre-leased office is priced from its rent, not from the rate on the brochure. The rule is rent divided by yield. At Rs 100 a month and a 7 per cent return, the value is Rs 1,200 divided by 0.07, which is about Rs 17,100 per sq ft. At 7.5 per cent it is Rs 16,000; at 8 per cent, Rs 15,000. So the Rs 16,000 to Rs 17,000 that sellers ask is a buyer accepting roughly 7 to 7.5 per cent on an Rs 100 rent. That is a fair price for a well-let building on the highway, and a thin one if the tenant leaves.
For comparison, MVL iPark across the highway in Sector 15 asks Rs 7,556 to Rs 13,800 per sq ft against a flat Rs 70 rent, and Millennium Plaza near MG Road asks up to Rs 18,142 on an Rs 100 rent. Which Signature Towers, and which sector
The name covers three separate Unitech schemes, and the listings mix them freely. Signature Towers, the subject of this page, is the Tower A and Tower B complex on about 5 acres at South City I, on the south side of the highway. Tower B rises two basements, a ground floor and 15 upper floors, with about 1.8 lakh sq ft built up and plates of about 11,250 sq ft. Signature Towers II and III are different buildings in Sector 15, across the highway. Google's Gurugram office is in Signature Towers II, and a Google-let unit of 990 sq ft quoted at Rs 144 per sq ft with a 12 per cent escalation belongs to that building, not this one. Anyone quoting a Google tenancy for a South City I suite is quoting the wrong tower.
The sector is muddled too. One portal files the complex under Sector 29, others under Sector 30, and this page's own address and the old unit pages say Sector 41. South City I straddles those sector lines, and the building sits at its gate. None of the three is wrong enough to matter for a buyer, but the sale deed will name one, and it should be the one the seller's own deed names.
The developer, and what it means for a finished building
Unitech's own project page describes Signature Towers as a commercial complex on the highway, and its corporate office is in Tower B. The company itself has been run since 2020 by a board nominated by the central government under the Supreme Court's supervision, and on 17 August 2026 the court approved a new chairman and managing director. For a finished, strata-sold office building that mostly does not matter: the units belong to their owners. Where it can matter is paperwork. A suite whose conveyance deed was never registered from Unitech to the first buyer can be slow to fix while the company is in court-supervised resolution. Buy a suite whose chain of title ends in a registered deed, not an allotment letter.
Registration
There is no RERA number, and there should not be one. Signature Towers was completed and occupied before the Haryana authority began registering projects in 2017, so a sale here turns on the title, the occupation certificate for the tower and the lease in place. A listing that prints a registration number for this complex has usually copied one from another Unitech project.
Who this suits, and who should look elsewhere
It suits an investor who wants a let office suite on the highway at a 7 per cent gross yield, in a building tenants already know, with a small enough ticket, Rs 4.5 crore to Rs 8.5 crore, to buy without a partner. It also suits a firm buying its own premises between Cyber City and the HUDA City Centre metro, which is under 2 km away. It does not suit anyone hoping for a Golf Course Road rate of growth: this is an older building on a settled market, and the return is the rent. Before you pay anything
- The registered conveyance deed in the seller's name, and the chain back to Unitech. An allotment letter is not enough.
- The lease itself: tenant, start date, lock-in, escalation and any rent-free months still to run.
- The area basis. Divide the price by the super area on the deed, not the carpet area on the listing.
- Which tower, A or B, and confirmation that it is South City I and not Sector 15.
- Who pays maintenance and the association's no-dues letter. On a Rs 100 rent it is worth close to a point of yield.
