Luxury Property in Gurgaon: Prices, Projects and What You Actually Get
In August 2026 a penthouse at DLF Dahlias was registered for Rs 271 crore, the highest price yet reported for an apartment in NCR. Less than two years earlier the NCR record was a Rs 190 crore penthouse at DLF Camellias, a short drive up Golf Course Road.
That top end is also where the market has cooled fastest this year. This guide covers what luxury means here, where it sits, what the named projects trade at, and what brochures leave out: loading, possession status and rental yield.

What counts as luxury in Gurgaon
There is no official definition. ANAROCK's launch data treats homes above Rs 2.5 crore as luxury; CBRE starts at Rs 4 crore. In Gurgaon a new 3 BHK on Dwarka Expressway can cost Rs 3 crore without anyone calling it luxury.

CRE Matrix data shows the mix shifting. Gurugram sold 11,972 homes in H1 2026, about as many as a year earlier, but sales value fell 33% to Rs 37,726 crore and the average ticket dropped from Rs 4.65 crore to Rs 3.15 crore. The Rs 5 crore-plus share of value slid from 66% to 52%. Buyers have not left; they are buying one band lower.
The four luxury corridors
Golf Course Road and DLF Phase 5 (Sectors 42, 53, 54). The established address, mostly resale. DLF Camellias, Magnolias and Aralias are sold out; Dahlias is DLF's one current launch here. The road's average flat listing is Rs 27,800 per sq ft on 99acres, but the DLF golf-belt towers trade at three to four times that.
Golf Course Extension Road (Sectors 58-65). Where the new ultra-luxury launches now go, including Oberoi Realty's Sector 58 launch and DLF's Arbour in Sector 63. The corridor listing average is Rs 19,550 per sq ft and has not moved in a year.
Southern Peripheral Road (Sectors 69-77). The volume end of luxury: DLF Privana and Trump Residences, with tickets mostly at Rs 7-15 crore.

Two patterns matter. Ready luxury stock is almost all resale, so your seller is an owner and the registry sets the price. And the launches sold fast in 2023-2025, so much early stock sits with investors who will want out near possession. The older Trump-branded towers in Sector 65 now trade on resale boards at around Rs 32,000-35,000 per sq ft of super area; confirm the occupancy certificate for the specific tower before relying on a listing.
Carpet vs super area: the loading nobody prints
Gurgaon luxury is still marketed on super area: the flat plus a share of lobbies, lift cores and clubhouse. RERA requires carpet area in the agreement, and at this level the gap is large.
The Rs 271 crore Dahlias penthouse has a reported 17,200 sq ft of super area and 10,500 sq ft of carpet: Rs 1.58 lakh per sq ft on the first, Rs 2.58 lakh on the space you can furnish. The loading is about 64%. The Rs 190 crore Camellias penthouse shows a similar spread: about Rs 1.17 lakh per sq ft on its 16,290 sq ft and a reported Rs 1.8 lakh on carpet, implying roughly 10,500 sq ft usable.
The rule: convert every quote to carpet before comparing. A 30% loading and a 60% loading at the same headline rate are not the same price.
Possession, OC and what the paperwork costs
GST. A home without an occupancy certificate pays 5% GST, Rs 1 crore on a Rs 20 crore apartment. A ready home with its OC pays none.
Stamp duty. Haryana charges 7% for a man, 5% for a woman and 6% jointly in urban Gurgaon, on the deal value or circle rate, whichever is higher: Rs 1.4 crore, Rs 1 crore or Rs 1.2 crore on Rs 20 crore. Registration is capped at Rs 50,000; our registration charges guide has the table.
TDS. You withhold 1% on any purchase above Rs 50 lakh, Rs 20 lakh on Rs 20 crore, and deposit it.
On resale, ask about the transfer fee before negotiating price. For under-construction towers, check the HARERA registration, the completion date declared for your phase and the delay clause.
Rental yield: the honest number
Luxury flats here are bought for use and capital value, not income. A 4 BHK at DLF Magnolias rents for about Rs 7.25-8 lakh a month, or Rs 87-96 lakh a year on a flat worth Rs 42-50 crore: roughly 2% before maintenance and property tax. ANAROCK's city-wide average is 4.3%, so a typical Gurgaon flat earns about twice what a golf-belt tower does.
Rents at the top are rising. Savills recorded rents up 11% on Golf Course Road and 22% on Dwarka Expressway in the year to June 2026, while completed luxury values rose 2%. But a 2% yield rising by a tenth is still about 2.2%. If the property must pay its own way, luxury is the wrong segment.
Who should buy, and who shouldn't
It makes sense if you will live in it for ten years or more, you are paying mostly from equity, and you want a finished building with a checkable transaction record. For a family upgrading from a Rs 3 crore flat, a ready resale is usually safer than a launch.
It is a poor fit if you plan to flip at possession, need rent to service a loan, or would be putting in more than a third of your net worth. A Rs 40 crore flat has a small pool of buyers, and in a year when ticket sizes fell 32%, that pool shrank.

Should I buy luxury under construction or ready in Gurgaon?
Ready, if the price gap is under about 15%. You avoid 5% GST (Rs 1 crore on a Rs 20 crore flat), inspect the actual unit and can rent it from day one. Buy under construction only from a developer with delivered projects in the same corridor, and only if you can carry the payments without reselling.
