Mumbai posts its strongest August in 14 years, Gurugram lines up another Rs 4,500 crore launch, and the Yamuna Expressway authority readies 4,000 plots near the new airport. Here is what moved in Indian real estate today, and what it changes for a buyer.

Housing demand cooled in the last full quarter. Sales across the top seven cities came in at 90,715 units in Q2, about 6% below the same quarter a year earlier and 11% below the March quarter. New launches went the other way, at roughly 106,000 units, up 7%. Average prices rose about 7% nationally, with Delhi NCR the fastest at roughly 13%. The combination — fewer buyers, more supply, higher prices — is the tension the rest of this financial year will resolve one way or the other.

Offices are having a better year than homes. Gross leasing hit an all-time quarterly high of about 24.6 million sq ft in Q2 on CBRE's count, with global capability centres taking 42% of it at a record 10.3 million sq ft, and H1 leasing at 45.5 million sq ft. Read the consultancy numbers carefully: Colliers put H1 growth at 6%, while JLL's differently-defined series showed a 3.9% decline to 37.9 million sq ft. They are measuring different things, and only the direction — GCC-led demand holding up — is common to all of them.

Developers are pointing at a heavy September. Nomura's early-September assessment described the sector as resilient through the opening months of Q2 FY27, with inventory sales broadly on plan, and named Prestige Estates its preferred pick with an expected launch pipeline of about Rs 5,000 crore of gross development value for the quarter, largely in Bengaluru plus Palm Court in Chennai. Launch programmes from Godrej Properties, DLF and Brigade were also flagged for the quarter.

PMAY-U crossed a milestone. Total houses approved under the urban housing mission and its second phase passed 1.25 crore by August, with roughly 95% of sanctioned homes under construction and about 78% completed. The interest subsidy of up to Rs 1.8 lakh for first-home buyers with household income up to Rs 9 lakh continues to be the part that matters most to individual buyers, since it stacks on top of state affordable-housing allotments.

Delhi NCR

County Group enters Sector 88A with an Rs 4,500 crore project. The plan is 844 residences across nine towers on about 24 acres, in 3 and 4 BHK formats, with three towers marketed as a premium tier and a G+2 clubhouse. Price, possession and HARERA registration have not been announced. Work the GDV against the unit count and it implies an average of about Rs 5.3 crore a home. Gurugram keeps carrying NCR's launch volume. The city accounted for about 73% of the region's residential launches in the March quarter, and the Dwarka Expressway corridor is where most of the new premium supply is going. That is also where the price growth is: NCR led every Indian metro at roughly 13% in the year to Q2. Our Gurugram market guide tracks the sector-level rates behind that number.

Delhi's circle rates are still the 2014 schedule. A revision committee constituted last year proposed sharper increases in the mid and lower categories, a new premium category for Lutyens' Delhi and mandatory periodic reviews. None of it has been notified, so the rates in force for stamp duty remain those set in September 2014. Anyone quoting a "new Delhi circle rate" is quoting a proposal — the current category-wise list is what your sub-registrar will use.

Launches and schemes to watch

  • YEIDA Sector 5-A, near Noida International Airport. Two schemes, close to 4,000 plots approved — 40 sq m for the LIG category and 162 to 300 sq m in the general scheme — expected around Navratri. An eligibility bar on applicants who already hold an authority plot is under consideration. Details in our scheme preview.
  • County Group, Sector 88A Gurugram. Watch for the HARERA number and the licence before any price list appears.
  • The festive quarter generally. October to December is historically the heaviest launch window, and with launches already running ahead of sales, buyers should have more choice and more negotiating room than they did last year.

Policy, RERA and rates

Borrowing costs are flat. The repo rate has been held at 5.25%, and advertised home loan floors at the large lenders sit between roughly 7.10% and 7.50% for strong credit profiles. Borrowers who took loans two or three years ago are frequently a full percentage point above that — the balance transfer arithmetic is worth running before assuming your rate is competitive.

Prepayment charges are gone on floating-rate loans. The RBI's pre-payment directions apply to loans sanctioned or renewed on or after 1 January this year, removing prepayment charges for individual borrowers on floating-rate loans regardless of the source of funds or any lock-in.

Maharashtra held ready reckoner rates unchanged for FY27, keeping the valuation base for stamp duty steady through the year — part of why Mumbai's transaction costs have not moved while volumes have.

Probate is no longer mandatory. Section 213 of the Indian Succession Act was omitted by the Repealing and Amending Act, 2025, ending the requirement that certain wills be probated before an executor could act in the former presidency towns. What it means for you

  • If you are buying in NCR: supply is running ahead of sales, so ask for the price list and the payment plan in writing, and compare at least three projects in the same corridor before booking. Premium New Gurugram is where the competition will be sharpest over the next year.
  • If you have a home loan: check your spread over the 5.25% repo. Above 2.50% on a good credit profile, ask your own lender for a reset before you consider moving.
  • If you are chasing the airport story: the authority schemes are the cheap entry and the long wait. Everything else near Jewar trades at roughly double the allotment rate, as our corridor pricing note sets out.
  • If you are selling in Mumbai: registrations are running ahead of last year, and the mix is moving towards larger homes. That is a better market for a redeveloped 3 BHK than for a compact unit in the far suburbs.
