You have some extra money and a home loan running. Should you make a part-payment, or fully prepay and close the loan? People use these words loosely, but they mean different things. Getting it right can save you lakhs in interest. This guide explains part-payment and prepayment, when each makes sense, and the charges to watch.

In short, part-payment chips away at the loan. Prepayment ends it. Both cut the interest you pay.

How part-payment helps

When you make a part-payment, it goes straight to the principal. Since interest is charged on the outstanding principal, a lower principal means less interest going forward. You then choose one of two benefits:

  • Lower EMI: keep the tenure the same, pay a smaller EMI each month.
  • Shorter tenure: keep the EMI the same, finish the loan earlier.

Reducing the tenure usually saves more interest than reducing the EMI. Ask the bank to keep the EMI and cut the tenure if you can afford it.

When to prepay fully

Full prepayment makes sense when you have enough to clear the whole balance and no better use for the money. Closing a loan removes a fixed monthly burden and the interest cost. Charges to check

For a floating-rate home loan taken by an individual, banks generally cannot charge a prepayment or part-payment penalty. This is a big benefit. For fixed-rate loans, a charge may apply. Always confirm the charges with your lender before you pay, and get the revised schedule in writing.

Timing matters

In the early years of a loan, most of your EMI is interest. So prepaying early saves the most, because you cut the principal before years of interest pile on it. The same lump sum has much less impact in the last few years. If you get a bonus early in the tenure, using it to part-pay is powerful.

Example

On a Rs 50 lakh loan at about 8.5% for 20 years, a Rs 5 lakh part-payment in year 2, with the tenure kept short, can save several lakhs in interest and cut years off the loan. The same Rs 5 lakh in year 15 saves far less.

A simple yearly habit

You do not need a big lump sum to gain. A small part-payment every year, from your bonus or savings, adds up fast. Even one extra EMI a year can cut months off the loan. Set a reminder to review your loan once a year and part-pay what you comfortably can. Keep the EMI the same and let the tenure shrink.
