Lucknow is one of the few large Indian property markets where a government salary still buys a house. Demand is deep, slow and salaried, and the buyer who does badly is almost always the one who chased a plot on the wrong side of an approval line.

Most buyers also get one thing backwards. Everybody assumes Gomti Nagar proper is the expensive address and the Extension the cheap one. On the city's deepest listing set that is no longer true, and on the others the gap has closed to nothing.

Locality rates: what each pocket is for

These are apartment bands built from portal averages and live listing ranges — relative positions between pockets, not a quote for any specific building. Pockets where no source produced a defensible band, among them Aliganj, Vrindavan Yojna and Telibagh, are left out rather than guessed at. Plot rates in the same locality are quoted per square yard and move on a different scale.

Two warnings about that table. Gomti Nagar Extension is the row where portals genuinely disagree: the 99acres reading sits a fifth above the others, and the "Extension has overtaken the core" story rests entirely on it. Every source does agree the Extension is no longer cheaper. Second, several of these pages also print an "average transaction rate" far above their own asking average — Rs 9,290 for Gomti Nagar, Rs 12,133 for the Extension — from tiny unmatched samples.

Treat the year-on-year column as direction and nothing more. Kanpur Road shows why: one series has it up about 8% over the year, another down about 2%. No audited Lucknow index exists to settle it.

Hazratganj sits outside the table: the city's highest circle rate, reported anywhere between about Rs 76,000 and Rs 1.10 lakh per sq m depending on the schedule, but almost pure resale, with too few registered deals for a portal average to mean anything. Pull the notified figure for your ward from IGRS UP instead.

What actually moved this year

The supply story is more useful than the price story. Almost all fresh launches sit in three places: Gomti Nagar Extension, the Shaheed Path–Sultanpur Road arc, and Sushant Golf City's periphery. The old city adds nothing new. That is why the Extension caught the core — not a better address, just newer and larger stock.

Demand is dominated by end users: state employees, the UP Police, teachers, the medical staff around SGPGI and KGMU, who buy to live in and hold for a decade. It is why builders here still sell 2-BHKs at 950 sq ft when the same developer in Noida would not go below 1,200.

The infrastructure that is repricing land

Outer Ring Road (Kisan Path)

The 104 km eight-lane NH-230 ring tied Kanpur Road, Raebareli Road, Sultanpur Road, Faizabad Road, Sitapur Road and Hardoi Road into one circle. Check the status before paying a premium for it: about 65 km is operational across the eastern, southern and south-eastern arcs, while roughly 39 km in the western quadrant is still targeted. Land near a working interchange has repriced; land near a drawing has not.

Expressways and the Defence Corridor

The Agra–Lucknow (302 km) and Purvanchal (340 km) expressways both terminate here. The 63 km six-lane Lucknow–Kanpur (Awadh) Expressway was inaugurated on 13 July 2026 and cuts the Kanpur run to about 40 minutes. It is too new to have shown up cleanly in any price series, which is part of why the Kanpur Road numbers contradict each other. Expect the first effect in warehousing and industrial land, not flats.

The Lucknow node of the UP Defence Industrial Corridor sits at Sarojini Nagar, anchored by a Rs 300 crore BrahMos Aerospace facility across 80 hectares that delivered its first missile batch in October 2025. That is the closest thing to a real employment reason to look at Kanpur Road.

Airport and metro

Terminal 3 opened in March 2024 and took the airport past eight million passengers a year. The 23 km Red Line from the airport to Munshipulia has run since 2019, and Phase 1B — Charbagh to Vasant Kunj, 11.165 km, 12 stations of which seven are underground — is approved at Rs 5,801 crore with civil works begun in June 2026, a real shift from the paper-DPR status it sat in for years. But 6.879 km runs tunnelled under the dense old city, which takes years. Price it as a long-dated benefit, not a reason to pay more today.

Rental yields, honestly

No independent rental index covers Lucknow, so the only sound method is arithmetic on a sourced capital rate and a broker-quoted rent, with the rent half named as the soft number. A 1,100 sq ft 2-BHK in Gomti Nagar Extension at Rs 8,000 per sq ft costs about Rs 88 lakh. Quoted rents for 2-BHKs in the Gomti Nagar belt run Rs 15,000 to Rs 25,000 a month: 2.0% to 3.4% gross. Plan on 2% to 3.5% citywide, closer to 2% net of maintenance, vacancy and the broker's month. Agent blogs quoting 4.5% or 6% here are either dividing unmatched listing sets or describing a PG operation, which is a business rather than a tenancy.

Where not to buy

Unapproved layouts on the outer roads. This is the classic Lucknow loss. A coloniser buys farmland off Faizabad Road, Mohanlalganj or far Sultanpur Road, cuts plots, advertises "LDA approved", and sells registries valid as land but sitting on a layout never sanctioned and a land use never converted. No building permission, no sewer, no bank loan. Project-level risk inside Sushant Golf City. The township is genuinely pleasant and genuinely troubled. UP RERA de-registered two Ansal API projects there — Pocket 2, Sector P and Pocket 2, Sector J — under Section 7 of the RERA Act in February 2021, after finding diversion of funds of about Rs 606 crore. That is history rather than news, but it still sits under the promoter's name. A completed tower with a valid occupancy certificate is a different proposition from an under-construction one by the same builder.

The LDA route matters most at Rs 50 lakh: authority plots are allotted below surrounding market rates, but expect a long wait between allotment and a registry you can build on. Is Gomti Nagar or Gomti Nagar Extension the better buy?

The old discount is gone. On 99acres the Extension averages around Rs 8,000 per sq ft against about Rs 7,450 in the core; on other portals the two are level. Buy the Extension for newer, larger units, the core for resale depth and a shorter commute. If you are selling within five years, the core is the safer exit.

What is the average property rate in Lucknow?

About Rs 6,700 per sq ft as a citywide asking average, up under 1% last quarter. It blends apartments, builder floors and plotted land across a threefold rate spread, so use the locality band, not the city figure.

What rental yield can I expect in Lucknow?

Roughly 2% to 3.5% gross on a normal family let, closer to 2% net of maintenance, vacancy and brokerage. No independent rental index covers Lucknow, so treat any precise-sounding figure as a broker's estimate.

What should I check before buying a plot on the outskirts?
