A simple way to estimate: lenders let your total EMIs use up to around half your net monthly income. If you already pay other EMIs, those are subtracted first. The remaining amount, spread over your chosen tenure at the current rate, gives the loan you can get. Here is an indicative picture at a typical rate over 20 years, assuming no other loans:

The loan-to-value cap

Even if your income supports a big loan, banks fund only up to a share of the property value, typically 75 to 90 percent depending on the loan size. You arrange the rest as down payment. So your eligibility is the lower of what your income supports and what the property value allows.

If the number falls short, you have options:

  • Add a co-applicant: A working spouse or parent's income can lift eligibility sharply.
  • Choose a longer tenure: This lowers the EMI and raises the loan, though you pay more interest overall.
  • Clear small debts: Closing other EMIs frees up your FOIR.

Over a 20-year tenure at a typical rate, that supports a loan of roughly Rs 55 to 58 lakh. Now suppose the same person already pays a Rs 15,000 car EMI. That eats into the limit, leaving about Rs 35,000 for the home loan EMI, which cuts eligibility to nearer Rs 40 lakh. Add an earning spouse with a similar income, and the combined eligibility can jump well past Rs 1 crore. This is why clearing small loans and adding a co-applicant move the needle so much.
