The Revised Master Plan for Delhi (RMDP) will look at the entire region, and hence, this time it’s not just concerned with Noida or Gurgaon. Haryana will build five new world-class cities next to the Kundli-Manesar-Palwal Expressway, opening up a new growth corridor around Delhi. The project, 135 km would be developed as scientifically planned, Singapore style smart cities (homes, jobs and essential requirements are planned together). This can completely alter the NCR’s growth over the next decade or so.

Building these 5 new cities
These new cities will be adjacent to key points along the KMP Expressway – Kundli, Manesar and Palwal. These locations are already well connected with Delhi, Gurgaon and Noida pre much a hot hub for future developments. Rather than constructing nuclear cities in isolated fashion, the idea is to insert those cities into a well-capitalized transportation system.
Project interception and management: who manages and plans it.
Operation and planning of this project are under the jurisdiction of the Panchgram Development Authority. They were made for this job, specifically. Urban planners do everything from designing what the cities will look like to predicting how many people you can reasonably fit in them in 10–20 years, and ensuring all of that—roads, power, water, parks—are where they need to be before they are needed. They plan for how much the population is likely to have grown by 2031.
Industry-led development model
More importantly, the point of this is to be about industry. There have already been Industrial Model Townships or IMTs and several are being developed in Haryana. They will also build international hospitals and improve industrial regulations to attract more companies. It is simple enough logic: more businesses —> more jobs —> more job-seekers needing housing within the city limits, helping it to expand.
Strong connectivity and investor interest
The KMP corridor is literally a stunning destination! It traverses across Delhi and seamlessly connects to the prominent spots including, close proximity to the Indira Gandhi International Airport as well as the upcoming Noida International Airport. With improved highways and expanding infrastructure capabilities, both Indian and foreign companies already have a strong interest in investment here.
Effect on real estate and NCR growth pattern
This is a space for people looking to purchase or invest, and buy early. While property prices are now lower than Noida and Gurugram, this proposed development could push prices through the roof in time to come. These five new cities should be used to alleviate overcrowding in the existing NCR locations, provide additional employment areas and skew growth more evenly around the whole region if we get it right.
