Biggest Malls in India: The Ranked List, and Why the Sizes Disagree
The biggest mall in India is Sarath City Capital Mall in Kondapur, Hyderabad, at about 2.7 million sq ft of total area, of which roughly 1.93 million sq ft is retail space. Behind it sit three Lulu malls (Kochi, Thiruvananthapuram and Lucknow) at 2.2 to 2.5 million sq ft each, and DLF Mall of India in Noida at about 2 million sq ft.
One warning first. Some malls quote total built-up area, some quote gross leasable area (the part tenants rent), and the two can differ by more than half. Every figure below says which basis it is, and where a number could not be pinned down, it says so.

India's biggest malls, ranked
The ranking uses the largest area figure each mall or its owner has published, with the basis beside it. It is the fairest order the public numbers allow, not a like-for-like survey.

Phoenix Marketcity Bengaluru and Chennai, at about 1 million sq ft of GLA each, sit just below Pune. Lulu Mall Bengaluru in Rajajinagar (October 2021) is quoted at about 0.8 million sq ft, basis not stated, which puts it below both. The Pune mall was relaunched as Phoenix Avenue of Stars in May 2026.
Why the size figures never match
Three different measurements get called "the size of the mall", and most lists mix them up.
- Built-up or total area counts everything with a roof, often including the car park. It is the biggest number, and the one malls advertise.
- Gross leasable area (GLA) is the space tenants pay rent on, and the one investors and REITs care about.
- "Spread over" can mean built-up area or the land plot. Treat it as a headline, not a measurement.
Phoenix Palassio is about 1.5 million sq ft built-up but 0.9 million sq ft leasable. So when someone says one mall is bigger than another, ask: by which measure?
The top five, up close
Sarath City Capital Mall, Hyderabad
Opened in 2018 in Kondapur, close to Hyderabad's IT corridor, it holds the top spot on total area (about 2.7 million sq ft), with about 1.93 million sq ft of that as retail space. It has around 400 stores over eight floors, two food courts, a hypermarket, and the AMB Cinemas multiplex. Parking for over 4,000 cars tells you who it was built for: a city that drives to shop.
Lulu Mall Kochi
Lulu's first big Indian mall opened at Edappally on 10 March 2013. Sources disagree most here. Its built-up area is usually given as about 2.5 million sq ft on a 17-acre site, some listings say 2 million sq ft of floor area, and its leasable area is quoted anywhere between 0.62 million and 1 million sq ft.
Lulu Mall Thiruvananthapuram and Lulu Mall Lucknow
These two are effectively tied at 2.2 million sq ft. Thiruvananthapuram opened in December 2021 beside NH 66 near Technopark, with parking for more than 3,800 cars and about 1 million sq ft leasable. Lucknow opened to the public on 11 July 2022 on Amar Shaheed Path, built at a reported cost of about Rs 2,000 crore. Lucknow's area is widely quoted but its basis is never stated, so we have placed it fourth rather than guess.
DLF Mall of India, Noida
Opened in February 2016 in Sector 18, Mall of India is about 2 million sq ft across seven floors, with around 330 brands. It is now held by DLF Cyber City Developers, the DLF and GIC joint venture, after DLF transferred it for Rs 2,950 crore. That transfer price is one of the few public valuations you will find for a mall this size.
The big malls still being built
Two projects are regularly described as future record-holders. Neither is open, and the numbers attached to them deserve caution.
Lulu Mall Ahmedabad. Lulu bought municipal land on SP Ring Road in Chandkheda and has branded the project India's biggest mall, at a reported cost of about Rs 4,000 crore. Construction was said to begin in 2024. Some coverage says it will have around 3 million sq ft of GLA. Design International, which Lulu appointed as lead architect, describes 56,000 sq m of retail across four levels, about 0.6 million sq ft. Both can be true only if the larger figure counts far more than shops. No opening date is confirmed.
DLF Mall of India, Gurugram. DLF said in April 2024 that it had started construction of a 26 to 27 lakh sq ft mall in Gurugram at a cost of around Rs 2,200 crore, which would put it near the top of this table. A later report gave the area as 20 lakh sq ft. The opening date is not confirmed.
How India's biggest compare with Dubai Mall
Dubai Mall is the benchmark every Indian mega-mall gets measured against. Guinness lists it as the world's largest shopping centre by total area.

On total area, Dubai Mall is about four and a half times India's largest. On leasable area the gap is closer to double. The second comparison is fairer, because Dubai's total includes a lot of non-retail space. What a big mall does to the property around it
This is where the list stops being trivia. A mega-mall is a real estate asset first and a shopping destination second, and it changes the land around it in ways that are worth understanding before you buy near one.
The mall itself is an income asset, and not all of them earn
The winners are rent machines: Emaar's malls and leasing business reported AED 6.3 billion of revenue in 2025 at about 98% occupancy. The losers are a warning. Knight Frank's December 2025 study classified 74 of 365 Indian shopping centres across 32 cities as "ghost malls", which together hold 15.5 million sq ft of retail space. Size did not save them.
Prime mall space changes hands at serious prices. Nexus Select Trust paid Rs 253.7 crore for about 60,000 sq ft inside Elante in December 2025, roughly Rs 42,000 per sq ft. You can own a slice of that income through Nexus Select Trust, India's first retail REIT, listed in May 2023 with 17 malls and 9.8 million sq ft leasable. A single strata-sold shop in a smaller mall is a riskier bet than pre-leased property, where the tenant and lease are already in place.
Homes near a mall: the premium belongs to the corridor
We could not find a reliable Indian study that puts a single number on a "mall premium", and you should be wary of anyone who quotes one. What you can observe is where the big malls go. Sarath City sits near Hyderabad's IT corridor. Lulu Thiruvananthapuram is beside Technopark. Lulu Lucknow and Phoenix Palassio both chose the Amar Shaheed Path side of the city. Mall developers spend Rs 2,000 crore only where jobs and incomes are already heading, so the mall is usually a signal of a growing corridor, not the cause of it.
The practical takeaways for a home buyer:
- Two to five kilometres is often the sweet spot. You get the convenience without the weekend traffic jam at your gate.
- Units facing a mall entrance or service road can suffer from noise, trucks and parking overflow. Visit on a Saturday evening before you commit.
- Check the mall's health, not just its size. A half-empty mall next door is a drag on value, not a boost.
Dubai Mall and Downtown Dubai: the anchor that worked
Dubai Mall shows the model at its most extreme. Emaar opened it in 2008 beside Burj Khalifa, as the centre of a master-planned district it controlled. The result is one of Dubai's most expensive addresses: 2026 data sets put Downtown apartment prices between about AED 2,650 and AED 3,011 per sq ft, depending on the period and deals counted.
