The old markets versus the new complexes

Gurgaon has two retail worlds. The old markets, Sector 14, Sadar Bazaar, Sector 31, Galleria in DLF Phase 4, have decades of footfall, waiting lists of tenants, and almost no vacancy. Shops there rarely list publicly and cost crores, but they rent within days. The new complexes, dozens of high-street projects across New Gurgaon and the Dwarka Expressway, sell units at friendly prices before the footfall exists. Some will become the next Galleria. Many will sit half-empty for years. The difference is almost always the housing around them: count occupied flats within walking distance, not flats promised in renders.

The yield math, honestly

A well-located, genuinely leased Gurgaon shop yields 5 to 8 percent on today's prices. A ₹60 lakh shop renting at ₹30,000 a month is a 6 percent yield, roughly double what a flat gives. But an empty shop yields zero while maintenance and CAM charges keep running, and upper-floor units in weak complexes stay empty for years.   • Sector 14 / Sadar / old markets: proven, expensive, near-zero vacancy. Best for capital preservation with income.
  • Galleria and DLF phase markets: Gurgaon's strongest small-shop addresses; rare listings, strong rents.
  • Sohna Road: the mid-market workhorse, dense housing catchment, active high streets.
  • New Gurgaon (Sectors 82-95): pick complexes surrounded by occupied societies; several high streets are maturing well.
  • Dwarka Expressway: early-stage, cheaper entry, patient money only; footfall follows possession, and possessions are rising.
  • Golf Course Road: premium retail, big tickets, brand tenants; more an institutional play than a first purchase.

Checks before you book any shop

  2. Real leases in the complex: registered leases with actual brands, not letters of intent.
  3. CAM and maintenance in writing: high common charges quietly kill small-shop yields.
  4. Frontage and floor: ground floor, main-road facing, proper frontage width. Upper-floor investor units rent last and resell worst.
  5. Assured-return offers: treat them as a red flag, not a bonus. The rent a real tenant pays is the only return that lasts.
  6. Exit thinking: shops resell slower than flats. Buy the unit a future buyer will fight for, or do not buy.
