Before RERA, builders sold flats on the super built-up area, a padded number that made homes look bigger and cheaper per square foot than they were. RERA changed that by making one figure the standard: RERA carpet area. This guide explains what it means, how it is calculated, and why it protects you.

What is RERA carpet area

RERA carpet area is the net usable floor area of your apartment, the space you can actually lay a carpet on. Under the RERA Act 2016, it is the usable area inside the flat, such as the bedrooms, kitchen, bathrooms and living room, plus the area covered by the internal partition walls. It leaves out the external walls, the balcony, the veranda and any common area.

How it is calculated

The RERA definition is:

RERA carpet area = net usable floor area (excluding external walls, balcony, veranda and terrace) + area of internal partition walls.

This is slightly different from the old carpet area, which did not count the internal walls. So RERA carpet area is usually about 5 percent larger than the traditional carpet area, but far smaller than the super built-up figure.

As a rule of thumb, carpet area is about 70 percent of the built-up area. The super built-up area, the old selling figure, could be 30 to 40 percent larger than what you actually use.   • You pay for space you can use, not for shared corridors and lifts hidden in the price.
  • Price per square foot becomes honest and comparable across projects.
  • Builders must state the carpet area in the agreement, so there are fewer surprises at possession.
  • If the delivered carpet area is less than promised, you have a claim under RERA.

What to check when buying

  • Ask for the RERA carpet area in writing, not the super built-up figure.
  • Work out the real price per square foot on the carpet area to compare projects.
  • Check the loading, the gap between super built-up and carpet, is not unusually high.
  • Confirm the carpet area is listed on the RERA website for the project.

Charges like PLC are often still applied on the larger saleable area, so always separate the carpet area from the pricing base when you compare.
