How Home Loan EMI Is Calculated: Formula and Example

Your home loan EMI is a fixed monthly payment, but few buyers know how the bank arrives at that number. Understanding it helps you plan, compare offers, and see why early years feel like you are paying mostly interest. Here is how EMI is calculated, with a real example.

The three things that decide your EMI

  • P, the principal: the amount you borrow.
  • R, the monthly interest rate: the yearly rate divided by 12 and then by 100. So 8% a year is 0.08 ÷ 12 = 0.00667 a month.
  • N, the tenure in months: a 20-year loan is 240 months.

The EMI formula

The bank uses this formula:

EMI = P × R × (1+R)^N / [(1+R)^N − 1]

You do not need to compute it by hand. Any EMI calculator does it in a second. But knowing the inputs shows you what moves your EMI: a bigger loan or a higher rate raises it, and a longer tenure lowers the EMI but raises the total interest.

A real example

Take a loan of ₹50 lakh at 8.5% a year for 20 years.

Notice that over 20 years you pay back more in interest than the amount you borrowed. That is why the rate and tenure matter so much.

Why early EMIs are mostly interest

Each EMI stays the same, but its split changes. In the first year, the outstanding loan is large, so the interest portion is high and the principal portion is small. As you keep paying, the outstanding falls, so more of each EMI goes towards principal. This split is called the amortisation schedule, and your bank can give you one for your loan.

This is also why prepaying early saves the most interest. A prepayment in year 2 cuts far more total interest than the same amount in year 15.

How to lower your EMI or total interest

  • Make a bigger down payment to borrow less.

Is EMI the same every month?

Yes, the EMI amount stays fixed on a normal loan. Only the split between principal and interest changes over time.
