Noida's metro moment

The Union Cabinet cleared an 11.56 km extension of the Aqua Line, from Sector 142 up to Botanical Garden. If you don't live in Noida, that sounds like a transit footnote. It isn't.

Botanical Garden is where Delhi's Blue Line runs. Until now, the Aqua Line, which serves the whole Noida-Greater Noida Expressway belt, hung disconnected from the Delhi network. A commuter from Sector 143 changed modes midway or sat in traffic. This extension plugs the corridor straight into Delhi.

For as long as anyone in this business can remember, Mumbai was India's undisputed luxury capital. This week's numbers say Gurugram has overtaken it in ultra-luxury home sales value. Mumbai still charges more per square foot, nobody touches Worli on that count. But in total money spent on ultra-premium homes, Gurugram now leads.

The Trump Residences story underlines it: a contract worth about ₹1,000 crore awarded to Smartworld Developers for the project. Global brands don't attach their names to markets they doubt.

Gaurs bets ₹5,347 crore of sales on one corridor

Gaurs Group reported pre-sales of about ₹5,347 crore for the first nine months of its fiscal year, up 12%, and said plainly where its future pipeline points: the Yamuna Expressway, next to the upcoming Jewar airport.

Developer pre-sales are worth watching even if balance sheets bore you. Rising pre-sales mean real buyers are paying real money, and a well-funded builder finishes projects on time. On tax, nothing moved, and that's the news. GST stays at 1% for affordable under-construction homes, 5% for the rest, zero on ready flats with a completion certificate. The repo rate sits where it has all year, 5.25%, so home loans hold near 8.5%. Boring is good. You can plan around boring.
