The rent is not what renting in Dubai costs. On a AED 100,000 tenancy you need roughly AED 12,000-20,000 more on day one, before you have unpacked.

Those medians sit against a market where rents have been falling for three quarters. Area changes them enormously. A one-bedroom runs AED 55,000-95,000 in JVC or Al Furjan, AED 85,000-150,000 in Dubai Marina or Business Bay, AED 110,000-180,000 in Downtown, and AED 140,000-200,000 on Palm Jumeirah.

Add the rent itself. Dubai rent is paid in one to four cheques for the year, so a tenant on four cheques still needs a quarter of the annual rent up front — AED 25,000 on that contract — alongside everything above.

What you pay every month

  • Housing fee: 5% of your annual rent, billed in twelve instalments through DEWA. On AED 100,000 rent that is about AED 417 a month.
  • DEWA: electricity and water, typically AED 300-800 a month for an apartment depending on size and season.
  • Cooling: district cooling is billed separately in many buildings and can be AED 300-700 a month in summer.
  • Internet: AED 300-500 a month.

Service charges are the landlord's cost, not yours — our service charge guide explains what they fund. The chiller question is the one that catches new arrivals. "Chiller free" in a listing means the landlord pays the cooling, and it is worth real money — often AED 4,000-8,000 a year on a one-bedroom.

How the process works

  1. View and negotiate. Rents are softening, so ask — for a lower rent, more cheques, or a rent-free period.
  2. Sign the tenancy contract and pay the deposit and the first cheque.
  3. Ejari registration. Mandatory. Without it you cannot open DEWA or use the contract for a visa.
  4. Open DEWA and the cooling account, and pay the deposits.
  5. Move in after a joint condition check — photograph everything, because the deposit comes back against that.

Your protection as a tenant

Rent increases are capped by the RERA index on a sliding scale: no increase if your rent is within 10% of the area average, then 5%, 10%, 15% and up to 20% as the gap widens past 40%. Your landlord must give 90 days' written notice before any increase or change at renewal, and eviction requires twelve months' notice on specific legal grounds.

Disputes go to the Rental Disputes Centre, and the first thing it asks for is the Ejari. That is why the AED 220 registration matters more than it looks.

Rent or buy?

At citywide medians, a one-bedroom rents for AED 68,000 and a comparable unit in a value community buys for around AED 850,000-1,100,000. Buying costs another 6-8% up front, and you take on the service charge — AED 10-13 per sq ft in a value district.

Roughly: if you will be in Dubai for more than three or four years and can fund the purchase without stretching, buying usually wins, and it can carry a residence visa with it. If your horizon is shorter or uncertain, renting is the cheaper flexibility. How to negotiate, in a market that is finally on your side

Tenants have not had this much leverage in Dubai for several years. Average rents fell 6.2% between the first and second quarters of 2026 and are 2.6% below a year earlier, and landlords are competing with new completions arriving every quarter.

What actually gets agreed right now:

  • More cheques for the same rent. Moving from one cheque to four is a real cash-flow win and costs the landlord little in a soft market.
  • A rent-free period of two to four weeks at the start, framed as time to move in.
  • Chiller included, which on a one-bedroom can be worth AED 4,000-8,000 a year.
  • Maintenance clarity — get the AC servicing obligation written into the contract rather than argued about in July.
  • A two-year contract at today's rent, which suits a landlord who wants certainty and locks your cost while the market falls.

One thing not to negotiate away: the Ejari. Some landlords offer a lower rent for an unregistered contract. Without Ejari you cannot open DEWA, cannot use the contract for a visa, and have no standing at the Rental Disputes Centre. The saving is never worth it.

The costs nobody mentions at the viewing

Beyond the headline items, three things routinely surprise new tenants. Cooling is the biggest: in buildings on district cooling it is billed separately and can run AED 300-700 a month in summer, plus a connection deposit. Maintenance responsibility is the second — Dubai contracts often make the tenant responsible for minor repairs below a stated value, so get the threshold written in rather than assumed. And parking: one allocated space is standard, a second is often chargeable, and visitor parking in dense districts can be genuinely difficult.

Then there is the exit. Your deposit comes back against the condition of the property, and the usual deductions are for repainting, cleaning and any damage beyond fair wear. Photograph everything at move-in, keep the joint condition report, and give the notice your contract requires — typically 90 days before expiry if you do not intend to renew.
