Look at the spread between rows one and four. Sector 99A and Sector 110A are on the same expressway, and one costs roughly double the other per square foot. Distance from the Delhi border, how complete the surrounding infrastructure is, and how much of each sector is already occupied explain most of that.

Choosing a Sector, Not a Floor

On this corridor the sector decision is bigger than the individual property decision. Three broadly different propositions sit under one address.

The value end (the 99s). Entry from around ₹7,500 per sq ft. You are buying earlier in a sector's development, with the appreciation upside and the timing risk that go together. Some projects here offer construction-linked terms — a 35:65 split with the bulk on possession is one pattern in the market — which reduces your exposure while a building goes up.

The family middle (102 to 104). ₹11,000–18,000 per sq ft, and the pocket where daily infrastructure is furthest along. Schools, retail and hospitals are operating rather than announced. You pay for that.

The Delhi edge (110A, 112, 113). ₹11,000–18,000 per sq ft, bought mainly for the commute — this is as close to Delhi and the airport as Gurgaon gets. Larger, more expensive floors, and a buyer profile that skews towards people working in west Delhi or travelling often.

Decide which of those three you are actually shopping before you look at a single listing. They are not competing options; they are different products.

Why the Supply Is This Deep

The corridor was licensed and built out in a compressed period, and much of it was built as plotted colonies rather than towers. That produced a very large number of stilt-plus-four buildings, each with four separately registrable floors, all coming to market within a few years of one another.

For a buyer, deep supply is leverage. With over a thousand floors listed, a seller holding out for an optimistic number has a hundred neighbours who will not. Get comparable transactions for the specific sector and negotiate against them rather than against the asking price.

It also means you can be specific. Floor level, facing, corner plot, roof rights, parking arrangement — on this corridor you can hold out for all of them rather than compromising, which is not true in Sector 10 or Gwal Pahari.

The Approval Freeze Changes the Supply Picture

Haryana's stilt-plus-four policy is stayed by the Punjab and Haryana High Court, and the town planning department froze fresh S+4 approvals statewide from 21 July 2026, taking the application portal offline.

The thousand-plus listings on this corridor are existing stock and are unaffected in that sense — they can be bought, registered and financed as before. What has stopped is the next wave. Colonies that had not secured sanction before the freeze cannot proceed while it holds.

So the practical checks for any floor still under construction here: what date was the building plan sanctioned, does an occupation certificate exist or is one obtainable, and what happens to your payments if the project cannot complete on schedule. A completed, occupied building with clean papers carries none of this risk. A half-built one carries all of it.

Connectivity and Daily Life

Connectivity is the corridor's entire reason for existing. The expressway gives a direct run towards Delhi and the airport, NH-48 is alongside, and the Southern Peripheral Road links across to the Sohna Road and Golf Course Extension side of Gurgaon. For anyone who flies often or works in west Delhi, nothing else in Gurgaon compares.

Daily life varies sharply by sector, and this is where buyers get caught. The 102–104 pocket has functioning schools, retail and healthcare. Parts of the 99s and the further sectors do not yet, and a colony can look finished while the amenities around it are still land.

The test is the same as anywhere new: visit on a weekday evening and count the lit windows. An occupied sector has working services and shops that stay open. An empty one is a bet on when that changes.

Rent and Yield

Letting works well in the occupied pockets and slowly in the new ones. Tenants here are families working along NH-48, the expressway corridor and in west Delhi, and they concentrate where schools and retail already run.

Yields are broadly in line with the rest of Gurgaon rather than exceptional — this corridor's return case has been capital appreciation, particularly in the sectors that were cheap when infrastructure was still arriving.

If income matters to you, buy in 102–104 where letting is immediate. If you are buying for appreciation and can wait, the value end is where the movement has been.

Honest Cons

  • Enormous variation between sectors. ₹7,500 and ₹18,000 per sq ft on one corridor. The belt average is meaningless.
  • Amenities lag in the newer sectors. Check what is actually operating, not what is planned.
  • Under-construction risk. With S+4 approvals frozen, anything unsanctioned is stalled indefinitely.
  • Distance from old Gurgaon. Cyber City is manageable; Golf Course Road and the old sectors are a long run.
  • Deep supply cuts both ways. Good for buying, less good when you come to sell into the same thousand listings.

Registry Cost

Stamp duty in urban Haryana is 7% for a male buyer, 5% for a female buyer and 6% for joint ownership, plus registration fees capped at ₹50,000 above ₹90 lakh, charged on the higher of your deal value and the circle rate.
