The June 2026 quarter, Q1 FY27, is shaping up as a slower one for India's housing sales. Developer pre-sales, the value of homes actually booked by buyers, are cooling after two record years. What the numbers are showing

The first signal came from Lodha, listed as Macrotech, which grew Q1 pre-sales only about 4% to ₹4,629 crore even as its profit more than doubled. Analysts expect the wider sector to show muted or lower pre-sales this quarter, with some developers seeing year-on-year declines. Overall, listed developers are likely to report bookings spread across a wide range, roughly ₹24,000 to ₹42,000 crore for the quarter, depending on the company.

DLF and Godrej Properties report their Q1 FY27 results in early August, on the 3rd and 4th. Those two numbers will confirm whether the slowdown is broad or company-specific.

Why sales are cooling

1. A very high base

The last two years were extraordinary for housing sales. When you grow that fast for that long, the base becomes hard to beat. A flat or slightly higher quarter this year still sits on top of record numbers, so the growth rate looks small even when the absolute sales are strong.

2. Fewer new launches

A big share of bookings usually comes from new project launches. This quarter, the two largest listed developers, DLF and Lodha, did not launch a single new project. Fewer launches mean fewer fresh bookings, which pulls pre-sales down almost automatically. Most developers have pushed their launches to the second half of FY27.

3. Buyer caution at higher prices

Prices have risen sharply in the hot markets over the last few years. At these levels, some buyers are pausing, negotiating harder, or shifting to smaller units and cheaper micro-markets. That naturally slows the pace of high-value bookings.

The full-year targets are still ambitious

Despite the slow start, developers are guiding for strong full years. Lodha has guided for around ₹24,000 crore of FY27 pre-sales. Godrej Properties has set a target of about ₹39,000 crore in bookings, up from a record ₹34,171 crore in FY26, and aims for a roughly 14% rise in pre-sales. Hitting these numbers rests almost entirely on a heavy launch pipeline in the second half of the year.

What it means for buyers

A cooler sales quarter is not bad news if you are the one buying. In fact, it can work in your favour.

  • More room to negotiate. When sales slow from red-hot to steady, developers and resellers get a little more flexible on price, payment plans, and freebies.
  • Less pressure to rush. The fear of missing out eases when the market is not sprinting. You get time to compare projects and check paperwork properly.
  • A busy second half. With launches back-loaded into the rest of FY27, more choice is coming. If you are not in a hurry, waiting for the fresh launches could give you better options.

None of this changes the basics. Buy in a good location, from a developer with a clean delivery record, in a RERA-registered project. A slow quarter is a chance to be picky, not a reason to buy a weak project just because it looks cheaper.

The bigger picture

Under the surface, the market is consolidating. Large, well-funded national developers keep gaining share, while smaller and weaker players struggle.
