The Q1 FY27 earnings season set the tone. Lodha Developers, listed as Macrotech, reported a consolidated net profit of about ₹1,373 crore, up from ₹675 crore a year earlier, with revenue climbing to roughly ₹4,997 crore from ₹3,492 crore. Collections rose about 46% to ₹4,205 crore, and the EBITDA margin widened to around 43% from 34%, helped by land sales. Pre-sales, though, grew only around 4% to ₹4,629 crore, a sign that the record base of the last two years is now hard to beat quarter after quarter.

A notable point across the sector: the two largest listed developers, DLF and Lodha, did not launch any new project in Q1 FY27. Analysts expect pre-sales growth to moderate for most developers this quarter, with launches loaded into the second half of the year. Delhi NCR

NCR's biggest theme remains infrastructure feeding the airport story. With DLF and Lodha holding back new launches in the first quarter, the second half of FY27 is likely to bring a heavier pipeline.
