Buying a home means running into a wall of jargon: carpet area, RERA, EC, OC, PLC, circle rate and dozens more. Sellers use these terms fluently, and buyers often nod along without being sure what they mean. This real estate glossary explains the common terms every buyer in India should know, in plain language, so you never feel lost in a deal again.

Area and size terms

  • Carpet area: The actual usable floor area inside your walls, where you can lay a carpet. This is the space you really get.
  • Built-up area: Carpet area plus the walls and some other spaces.
  • Super built-up area: Built-up area plus a share of common spaces like lobbies and stairs. The largest figure, often used in pricing.
  • BHK: Bedroom, Hall and Kitchen. The number is the count of bedrooms.
  • FSI or FAR: Floor Space Index or Floor Area Ratio, the ratio of permitted built-up area to plot size, which decides how much can be built.

Approval and legal terms

  • RERA: The Real Estate Regulatory Authority, which registers projects and protects buyers.
  • OC (Occupancy Certificate): Proof the building is complete as approved and fit to live in.
  • CC (Completion Certificate): Certifies the building is completed per the approved plan.
  • EC (Encumbrance Certificate): Shows a property is free of loans or legal charges.
  • Sale deed: The document that transfers ownership to the buyer, and becomes the title deed once registered.
  • Title deed: The document proving who owns a property.
  • Mutation: Updating the ownership in local revenue records after a transfer.
  • Conveyance deed: Transfers the land and building to a housing society.

Price and charge terms

  • Circle rate: The government's minimum value for a property in an area, used for stamp duty.
  • Stamp duty: A state tax paid when registering a property.
  • PLC: Preferential Location Charge, a premium for a better-placed unit like park or corner facing.
  • Floor rise: A premium charged for higher floors.
  • EDC and IDC: External and Internal Development Charges for infrastructure.
  • IFMS: Interest Free Maintenance Security, a one-time maintenance deposit.

Loan and finance terms

  • EMI: Equated Monthly Instalment, your fixed monthly loan repayment.
  • LTV: Loan-to-value ratio, the share of the property value a bank lends.
  • Pre-EMI: Interest-only payments during construction before full EMI begins.
  • Down payment: Your own share of the price, not funded by the loan.
  • MODT: Memorandum of Deposit of Title Deed, which registers the bank's charge on your property.

Ownership and category terms

  • Freehold: You own the property and land outright.
  • Leasehold: You hold the property on a long lease from an authority or owner.
  • Possession: The handover that gives you the right to occupy the home.
  • EWS, LIG, MIG, HIG: Income categories used in housing schemes.
  • Allotment letter: A document confirming a specific unit has been allotted to you.

What is PLC in real estate?

PLC is a Preferential Location Charge, a premium a builder adds for a better-placed unit, such as park facing, corner or pool facing. It is charged per square foot and can be negotiated.
