Delhi's independent-house market splits into two legal worlds. Planned colonies, DDA plots, and approved layouts have registered sale deeds, sanctioned plans, and easy bank loans.   • Full house (land + all floors): maximum control and land value, highest entry price for the area. You own the appreciation of the plot itself.
  • Single builder floor: the common compromise, one floor of a rebuilt house. Cheaper, but you share the plot legally; roof and parking rights must be written in the deed.
  • Society flat: amenities and easier loans, but monthly charges and no land share worth the name.

If your budget only reaches a floor in a good area versus a full house in a rough one, think about daily life first: lane width, drainage, water supply, and distance to the metro decide your actual quality of living more than the ownership format.

  1. Uttam Nagar / Dwarka Mor belt: Delhi's biggest budget-house market, Blue Line metro, every price point from ₹25 lakh up. Water pressure and lane parking vary block to block, walk the lane at 8 pm before deciding.
