Is ₹70,000 a Month Enough to Live in Gurgaon? Rent, Tax and What Is Left
For one person, ₹70,000 a month is enough to live in Gurgaon if the rent stays near a third of it. That usually means sharing a flat: half of a 2BHK in New Gurugram comes to about ₹11,000 to ₹17,500 a month. For a family renting a 2BHK alone, it is tight but it works: on the Dwarka Expressway a 2BHK rents for ₹25,500 to ₹37,000 a month, which is a third to a half of the pay. Capital gains, rent you earn or other income can change the tax, so check your own position. If you choose the old regime, the figures differ. Professional tax follows the state where you work: someone who lives in Gurgaon and works in Delhi pays none either, since Delhi does not levy it.
What a 2BHK rents for
ANAROCK, a property research firm, gives these quoted rents for a 2BHK of about 1,000 sq ft in its NCR report for April to June 2026. The share of pay is our arithmetic on ₹69,960.

ANAROCK saw rents on the Dwarka Expressway rise by about 1 per cent in the quarter and hold steady in New Gurugram. Its report also covers Golf Course Road, Golf Course Extension Road and Sohna Road; we could not read those rows clearly enough to print them. Ask what the agreement says about the yearly increase, since rents rise when you renew.
The deposit you pay on day one
We found no Haryana law that caps the deposit. The state's rent law is the Haryana Urban (Control of Rent and Eviction) Act, 1973, and we found no notice adopting the central Model Tenancy Act, 2021, whose two-month limit is often quoted. Guides put the usual Gurgaon deposit at one to three months' rent. For a ₹30,000 flat with a two-month deposit, that is ₹60,000 before you move in, plus the first month's rent, the stamp duty on the agreement and any broker's fee. Getting to work
- Delhi Metro. The Yellow Line runs into Gurgaon, and since 25 August 2025 a trip on the network costs ₹11 to ₹64. At the ₹64 maximum, two trips on each of 22 working days come to ₹2,816 a month; most trips cost less.
- Rapid Metro. The loop through Cyber City and Golf Course Road sets its own fares. Check them at the station.
- By road. The metro does not reach most of the newer sectors yet, so from there the trip to work is by car, cab or bus. Our page on the new Gurgaon metro route explains which lines are planned and where each one stands.
Electricity
DHBVN supplies Gurgaon. The state regulator, HERC, kept tariffs unchanged for 2026-27, so the domestic rates set in April 2025 still apply, as reported. They run from ₹2.20 a unit for the first 50 units a month up to ₹7.10 a unit above 500 units. A home using up to 300 units a month pays no fixed charge. Some housing societies bill power through their own meters, so ask the society how it charges, including for backup power.
What is left: two examples
These are our arithmetic on the figures above, before food, phone, internet and savings, for which we found no source we could print.
- One person sharing a 2BHK in New Gurugram. ₹69,960 in hand, minus about ₹14,250 of rent and up to ₹2,816 of metro fares, leaves about ₹52,900.
- A family renting a 2BHK alone on the Dwarka Expressway. At ₹31,250, the middle of ANAROCK's range, about ₹38,700 is left for travel, food, school fees and savings.
Buying instead of renting
On ₹70,000 a month, an EMI of ₹25,000 at 8 per cent a year for 20 years repays a loan of about ₹29.9 lakh. That is our arithmetic, and the rate is only an example: each bank sets its own rate and decides how much it will lend against your pay. ANAROCK put the average price in Gurgaon at ₹13,350 per sq ft in April to June 2026, so a loan of that size buys little in the open market. Our view
₹70,000 a month works for one person in Gurgaon, and leaves room to save, if the rent is shared. For a family renting a 2BHK alone it is workable on the Dwarka Expressway or in New Gurugram, with a third to a half of the pay going on rent. What helps in Gurgaon is that Haryana takes no professional tax and deposits are usually a few months' rent, not ten. What costs more is getting around, because the metro does not yet reach many of the newer sectors.
