The HRERA project page for Tathastu I names Jai Ganga Castle Pvt. Ltd. as promoter, with the registration approved on 14 August 2025 and its certificate in place. The filing gives licence 47 of 2025, dated 4 April 2025, lists five licensees (three individuals, Rhythm Spacetech and Jai Ganga Castle), and answers "no" when asked whether the applicant is the owner-licensee of the land. A tracker of the filing gives about 21 acres, completion on 25 March 2030, and a building approval (BR-III) applied for but not yet received. Listings place the land in Village Mandhaiya Kalan.

Listings also name a second phase, Tathastu II, as HRERA-PKL-RWR-747-2025 under licence 46 of 2025. That registration was not seen on HRERA's own pages.

The draw and the price, as listed

Listing sites give the application window as 14 December 2025 to 4 January 2026, with payment due by 2 January, and the draw as 3 February 2026. Two of them published allotment lists stamped that day, with a 5 per cent developer quota beside the general category. The ads offer 2 and 3 BHK flats, but the price tables and allotment lists seen show 2 BHK types only, so ask which types this phase has. The listings quote ₹4,500 per sq ft of carpet area, the rate before the March 2026 revision, and prices from about ₹30 lakh. The March 2026 rates apply only where no allotment had been made, so they should not change this draw's price. Check your allotment letter.
