The flats and their price

TCP's lists name 14 flat types: eight of 2 BHK (Type 3, 3P, 4, 4P, 5, 5P, 6 and 6P) and six of 3 BHK (Type 1, 1P, 1PT, 2, 2P and 2PT). The types marked MQ on the lists went to the 5 per cent developer quota: 97 flats in all. Listings give the 2 BHK flats 501.82 to 529.70 sq ft of carpet area and the 3 BHK flats 644.76 to 645.09 sq ft.

The price is not the developer's to set. In December 2024 the state moved Pataudi from the low- to the medium-potential zone, and the March 2026 revision sets ₹5,050 per sq ft of carpet area for medium-potential towns. The listings quote exactly that rate for this project, with ₹1,300 per sq ft of balcony on up to 100 sq ft. Worked out:

  • the smallest 2 BHK, 501.82 sq ft: ₹25.34 lakh plus ₹1.30 lakh of balcony, about ₹26.64 lakh;
  • the largest 2 BHK, 529.70 sq ft: about ₹28.05 lakh;
  • a 3 BHK of about 645 sq ft: about ₹33.9 lakh.

Parking, stamp duty, registration and maintenance are on top. The 2026 change also makes one car space per flat compulsory, so ask how it is charged.

Watch the balcony. The 3 BHK P types carry 218 to 341 sq ft of balcony on the listings, and the PT types 1,172 to 1,267 sq ft. With the ₹1.30 lakh cap they cost the same as a standard flat; charged on the whole area, a PT flat would cost about ₹15 lakh more. One project site's table also uses ₹1,200 a sq ft for balconies. Get the method in writing.

What allottees pay, and when

The policy's plan is tied to dates, not to construction stages: 5 per cent with the application, 20 per cent after the allotment letter, then six half-yearly instalments of 12.5 per cent. An HRERA order that quotes the amended policy says the instalments after the 20 per cent can be collected only once the project has environmental clearance.

One project site shows a different table: five instalments tied to construction stages, 7.5 per cent on the MEP work and 5 per cent on the offer of possession. Ask the developer which plan your allotment follows, and get it in writing before you pay the 20 per cent.

The licence and the registration

HRERA's public notice of 1 May 2026 says M/s Ycon Infra applied on 27 April 2026 to register an affordable group housing project on 13.275 acres in the revenue estate of village Pataudi, Sector 3. It names the DTCP licence, 193 of 2025, dated 9 October 2025, granted to Manoj Yadav in collaboration with M/s Ycon Infra, the zoning plan of 10 October 2025, and building plans already obtained.

Listings and the developer's press release give the registration as 37 of 2026 (GGM/1065/797/2026/37), dated 19 June 2026. A tracker of the filing shows an application number, RERA-GRG-2132-2025, and a completion date of 31 October 2030. Neither was read on HRERA's own site from here, so open the registration certificate on haryanarera.gov.in and read the number and the completion date there.

The developer says it has 1,956 flats in 18 towers. TCP's lists allot flats in towers T1 to T18, on floors 1 to 14.

Where it is

The site is in Sector 3 of Pataudi, in the revenue estate of village Pataudi, Gurugram district. Pataudi is a town in the west of the district. The project sites market the location; drive the route to your workplace at the hour you would travel before you count on it.

Checks before you pay the 20 per cent

  • Your flat number and type on the allotment letter, against TCP's winner list.
  • The cost sheet: the carpet area, the balcony method and the parking charge, in writing.
  • The payment plan: the policy's dated plan, or the stage-linked table one site shows.
  • The HRERA registration certificate: its number and its completion date.
  • Whether the project has its environmental clearance.

For the rules of the scheme as a whole, see our guide to TCP Haryana affordable housing, and for the other draws in the district, the list of upcoming affordable housing projects in Gurgaon.

Pros and cons

For:

  • The price is the state's rate for Pataudi, ₹5,050 per sq ft of carpet area, so there is no dealer premium
  • The draw is on the record: TCP's own winner and waiting lists for project 227
  • Mostly 3 BHK: 1,343 of the 1,910 flats allotted
  • A licence of October 2025 and building plans in hand before registration

Against:

  • Pataudi is far from Gurugram's job centres
  • The HRERA registration number is seen only on listings and the developer's release; check it on HRERA
  • One project site shows a construction-linked plan, where the policy's is tied to dates
  • Completion shown for 2030, so the keys are about four years away

Our view

A 2 or 3 BHK at the state's rate, from about ₹26.6 lakh, in Gurugram district is hard to find outside this policy, and this draw is on the record in TCP's own lists. Pataudi is a long way from Gurugram's offices, and the keys are about four years away. If you were allotted, settle the payment plan and the balcony charge in writing before you pay the 20 per cent.

Allotted? Ask for the cost sheet and the payment plan in writing, check the HRERA registration and its completion date on haryanarera.gov.in, and pay the 20 per cent on time. On the waiting list? Keep your application number and the email you applied with to hand.
