When you read a project brochure, two letters quietly decide how tall your tower is, how much open space you get, and even how the resale plays out later. Those letters are FSI, also written as FAR. Most buyers never ask about it, but understanding FSI helps you judge a project better. Here is a plain-English guide.

What FSI or FAR actually means

FSI stands for Floor Space Index. FAR stands for Floor Area Ratio. They mean the same thing: the ratio of the total built-up floor area allowed on a plot to the size of the plot itself.

The formula is simple:

FSI = Total built-up area ÷ Plot area

So if you own a 1,000 sq metre plot and the permitted FSI is 1.5, you can build up to 1,500 sq metres of floor area across all floors. A higher FSI means more construction is allowed on the same land, which usually means a taller or denser building.

Who decides the FSI

Your local development authority sets it through the city master plan or building bylaws. In Delhi it flows from the DDA master plan, in Mumbai from the DCPR rules, and each city and even each zone within a city can have a different number. Residential plots, commercial plots and transit corridors often carry different FSI limits.

Premium and purchasable FSI

Many cities let developers buy extra FSI beyond the base limit by paying a premium to the authority, or by using Transferable Development Rights, known as TDR. This is how you sometimes see towers that look denser than the base rule would allow. It is legal when done properly, but it is worth knowing that the density of your project may reflect purchased FSI, rather than the base entitlement alone.

Why FSI matters to you as a buyer

FSI shapes your daily living in ways that show up later:

  • Density and open space: A higher FSI often means more flats packed on the land and less open ground, unless the developer plans it well.
  • Light and ventilation: Denser projects can mean towers closer together and less natural light on lower floors.
  • Legality: A project that has built beyond its sanctioned FSI can face regularisation issues, which hurts resale and loan approvals.
  • Future value: Well-planned low-density projects often hold value better, while over-dense ones can feel cramped over time.

How to check FSI before you buy

Ask the developer for the sanctioned building plan and the approved FSI for the project. Cross-check that the number of floors and flats being sold matches what the sanction allows. For a plotted purchase, confirm the permissible FSI so you know how much you can legally build. If anything looks off, a quick word with a local architect or the authority clears it up. FSI for plot buyers

If you are buying land to build on, FSI is even more direct. It tells you the total floor area you can construct. On a 200 sq yard plot with an FSI that allows, say, stilt plus four floors, you can plan your home or rental floors accordingly. What is the difference between FSI and FAR?
