Every project pitch comes with drawings: a floor plan of your flat, a layout plan of the society, and somewhere behind them, a master plan of the whole area. Buyers often blur the three together, yet each answers a different question, and each hides different traps. This guide explains floor plans, layout plans and master plans, what to read in each, and how to check a builder's brochure against all three.

Reading a floor plan properly

A floor plan is the scaled drawing of your unit: rooms and their dimensions, wall positions, door swings, window placements, balconies and utility areas. Read it for the things photographs hide. Check each room's usable dimensions against your furniture, the kitchen's work triangle, bathroom positions relative to bedrooms, and which direction windows face for light and ventilation. Reading a layout plan

The layout plan, sometimes called the site plan, maps the whole project: tower positions, roads, entry and exit gates, parking zones, the clubhouse, parks, and the distances between buildings. This is where you learn whether your tower faces the garden or the garbage collection point, how far the gate is from your lobby, and whether a future phase will rise on today's green view. Ask specifically what every adjacent patch on the drawing becomes, especially unmarked ones, and match the density you see against our project evaluation guide.

Reading the master plan

The master plan is the statutory city-level document, prepared by the development authority, that zones land across the region: residential sectors, commercial belts, industrial areas, roads and green zones. It tells you what your project's surroundings are planned to become, the road widening that will one day touch the boundary, the commercial belt rising across the sector road. The brochure: where all three get dressed up

A builder's brochure translates these plans into marketing, and that translation deserves scrutiny. Verify the RERA registration number printed on it, since advertising requires one. Treat renders labelled artistic impression exactly as the label admits. Check that the specifications sheet, flooring, fittings, brands, is specific rather than vague phrases like premium quality. Confirm the amenities shown belong to your phase, not a distant future one. Cross-checking all three before you book

The professional habit is triangulation. Does the floor plan's tower and unit number match the layout plan? Does the layout match the sanctioned plan filed with the authority and RERA? Does the project's use match the master plan's zoning? Mismatches between drawings and sanctions are where legal trouble is born, and catching them costs nothing at the enquiry stage.
