Every builder's price pitch starts with one number: the BSP, or Basic Sale Price. It sounds like the price of the flat, but it is really just the starting line. By the time the cost sheet is complete, a stack of other charges has pushed the real price 15 to 25 percent higher. This guide decodes the BSP and every common charge that rides on top of it, so the final number never surprises you.

What BSP includes

The Basic Sale Price is the core rate for the apartment itself, quoted per square foot and multiplied by the area. It covers the standard unit as specified, the construction, the base specifications, and the developer's margin. What it does not cover is almost everything else: your parking, your club membership, your location premium, the infrastructure charges and the taxes. That is why comparing projects on BSP alone is a mistake.

Parking, club and IFMS, explained quickly

Car parking is allotted as covered or open slots, usually one with the flat and extra slots billed separately, commonly in the range of a few lakh each. Club charges buy access to the pool, gym and community spaces, paid once at purchase. IFMS is a refundable-in-principle security deposit the builder holds for long-term maintenance, typically charged per square foot. Ask exactly what each covers, since definitions vary project to project.

The possession-time surprises

A second wave of charges arrives at handover: advance maintenance for one or two years, electricity and water meter connection charges, and the stamp duty and registration you pay the government. How to read a cost sheet like a pro

Ask every shortlisted builder for the full cost sheet, the line-by-line break-up from BSP to the all-inclusive figure. Then compare projects only on that final number for a similar unit. A low BSP with heavy add-ons routinely ends up costlier than a higher BSP with honest pricing. A quick worked example

See how the stack builds on a real cost sheet. Suppose a 1,500 sq ft flat carries a BSP of Rs 9,000 per sq ft, which is Rs 1.35 crore. Add PLC of Rs 250 per sq ft for park facing, floor rise of Rs 400 total per sq ft for a higher floor, covered parking at Rs 4 lakh, club membership at Rs 3 lakh, IFMS at Rs 100 per sq ft, and power backup charges, and the pre-tax figure is already close to Rs 1.5 crore. GST on an under-construction unit and then stamp duty and registration push the true all-in number further still. The flat you mentally priced at Rs 1.35 crore actually costs over Rs 1.6 crore to own. Running this arithmetic before you commit is the difference between a planned purchase and a stretched one.
