Ahmedabad is the cheapest big residential market in India and it is not close. Half-year consultancy reads put the weighted average near Rs 4,800 per sq ft. Bengaluru is around Rs 9,400, Chennai about Rs 7,500, Gurugram past Rs 18,000. A 3 BHK that costs Rs 2.2 crore in Gurugram costs Rs 60 lakh here, and the buyer earns it from a manufacturing and services base that keeps expanding.

That affordability is the whole investment case, and it is also the risk. A market that appreciates 3% a year does not reward flipping. Here is what each pocket costs, what changed in the last twelve months, and where the Rs 50 lakh, Rs 1 crore and Rs 2 crore lines actually fall.

Locality rates: where the bands sit

Ahmedabad's spread from cheapest to dearest micro-market is roughly 4x, which is narrow for an Indian metro. That compression is why the city rarely produces spectacular returns and rarely produces disasters. The bands below come from portal averages and live listing ranges, so read them as relative positions rather than as a quote for any particular scheme.

Two cautions on those figures. Portal "locality averages" here fold plots, bungalow schemes and towers into one number, so a Bopal average of Rs 6,000 can sit next to a live listing at Rs 9,500 without either being wrong. And the SG Highway band of Rs 6,000 to Rs 10,000 covers roughly nine kilometres of road — Thaltej and Bodakdev sit at the top of it, the Gota end near the bottom. What moved this year

Roughly 9,600 sales against about 11,100 launches is a mild oversupply, and it explains why prices moved only about 3% while Bengaluru moved closer to 9%. Ahmedabad has land. Developers can keep adding stock on the SG Highway extension, at Shela, at Sanand and along the Sardar Patel Ring Road for years, and that supply elasticity is what caps price growth.

The segment mix

Demand is concentrated in the Rs 45 lakh to Rs 90 lakh band — 3 BHKs of 1,100 to 1,500 sq ft in the south-west and north corridors, bought by first-generation owners and by upgraders coming out of 2 BHKs. Below Rs 40 lakh the buyer is competing with a lot of tired inventory. Above Rs 2 crore the market is thin, which cuts both ways: little competition when you buy, few buyers when you sell.

The infrastructure repricing land

  • Metro Phase 2, opened in stages from September 2024 and now running end to end. Two corridors totalling 28.2 km and 22 stations link Ahmedabad to Gandhinagar as far as Mahatma Mandir. Chandkheda, Motera and the northern belt are the direct beneficiaries and are still the cheapest connected stock in the city.
  • The GIFT City branch. Of that 28.2 km, a 5.42 km spur runs from GNLU into GIFT City, so the financial district has rail access from Ahmedabad. That matters for rental demand more than for ownership — most GIFT workers rent, and GIFT sits under its own authority with its own leasing rules, so do not price it off Ahmedabad comparables.
  • Commonwealth Games 2030 at Motera. About 650 acres are committed across a sports complex, an athletes' village and a Sabarmati Riverfront parcel, with venues targeted for completion by 2029. This is the single largest planned land use change in the city and it sits in the north, not the west.
  • Sanand and Changodar. The GIDC estates at Sanand keep drawing manufacturing, and data centre commitments in the wider region are adding a second layer of employment. The residential effect shows up in Sanand town, Bopal-Shela and Chandkheda rather than in premium west Ahmedabad.

Note what is not on this list. Dholera is a separate market with separate rules, a separate authority and a separate risk profile, roughly 100 km away. If that is what you are researching, start with what the Dholera SIR actually is and then the current land price picture — do not treat Dholera numbers as Ahmedabad numbers.

Rental yields

Ahmedabad is repeatedly reported as the highest-yielding of the major Indian cities, at close to 4% gross citywide. Sub-market data is less flattering: the premium western pockets measure nearer 2%.

The arithmetic explains the gap. A 2 BHK in Shela costs roughly Rs 45 lakh to Rs 55 lakh and rents in the region of Rs 21,000 a month, which is 4.5% to 5.5% gross. The same 2 BHK in Prahlad Nagar costs Rs 90 lakh and rents at about Rs 22,000, which is under 3%. Yield in this city falls as you move west and up the price scale, because rents compress far faster than capital values do.

Those yields are gross. Take off society maintenance, property tax, a vacancy month and any brokerage, and a realistic net is 1 to 1.5 percentage points lower.

Where not to buy

  • Deep Shela and the far SG Highway extension, on launch pricing. The launch pipeline there is heavy. You will be competing with the developer's own unsold stock when you try to exit.
  • Anything bought purely on the Commonwealth Games. Motera land will reprice, but the Games are in 2030 and the venues finish in 2029. That is a four-year hold with construction disruption in between.
  • Older Satellite and Vastrapur walk-ups without lift or parking. The address holds value; the building does not. Redevelopment economics in Ahmedabad are weaker than in Mumbai.
  • Sanand-adjacent agricultural land sold as "future residential". Confirm the non-agricultural permission and zoning before any payment, not after.

Gujarat charges 4.9% stamp duty with a 1% registration fee, and the registration fee is waived where the buyer is a woman. On a Rs 1 crore flat that is about Rs 4.9 lakh to Rs 5.9 lakh over and above the price, none of it fundable by a lender.
