For ten years the standard complaint about Dholera was the drive: over two hours from Ahmedabad on ordinary roads to see a city that existed mostly on paper. That excuse ended in March 2026, when the Ahmedabad-Dholera Expressway opened. The searches now ask about the route, the length, the travel time, and what the road changes for property. The route and what sits on it

The expressway leaves Ahmedabad's Sardar Patel Ring Road near Sarkhej, runs south through Dholka-side farmland, passes the Dholera International Airport site at Navagam, enters the SIR, and continues toward Adhelai on the Bhavnagar side. That alignment was drawn deliberately: one road stitching Ahmedabad, the airport, and the new city together, with the Bhavnagar leg extending the corridor's reach. What the road actually changes

Three practical shifts. First, site visits became day trips. A buyer can leave Ahmedabad after breakfast, walk two or three plotted schemes in the SIR, and be back for lunch, which changes who visits and how often. Second, logistics became viable. Factories choosing Dholera needed a real freight route to Ahmedabad and the ports, and an access-controlled expressway is that route; it is a large part of why industrial commitments, including Tata's fab, accelerated. Third, the psychology flipped. Dholera stopped being a promise you drive two hours to doubt and became a place an hour away that visibly exists. What it means for land prices

The expressway's price effect splits by zone. Inside the SIR, the road strengthens the whole master plan, and approved TP plots carry the benefit for the long run, current rates in our land price guide. Along the alignment outside the SIR, be careful: access-controlled means you cannot simply exit anywhere, so "expressway-facing" plots in unapproved schemes often have neither access nor master-plan cover. The interchange points and the SIR itself capture the value; random frontage does not. Planning a site visit down the expressway

The most useful thing the road gives a buyer is a cheap way to verify claims, so use it properly. Start early from Ahmedabad and enter at the SP Ring Road end near Sarkhej; the run to the SIR takes under an hour. Shortlist two or three schemes before leaving, carry their TP scheme and final plot numbers, and see the airport site at Navagam on the way in, since the terminal and runway tell you more about timelines than any brochure. Inside the SIR, drive the Activation Area's trunk roads first to calibrate what "developed" looks like, then visit the schemes and compare. Note what actually exists at each plot: the approach road, water and power lines, boundary markers, and neighbouring construction. Talk to the site staff of competing schemes about each other, they volunteer the weaknesses fast. Done this way, one day on this road replaces months of phone-call research and filters out most bad schemes on sight.
