Why these draws are oversubscribed

The gap between the allotment rate and the resale market is the whole story. Allotted plots in Sector 18 have been changing hands at roughly Rs 75,000 per sq m — a 120 sq m plot at about Rs 90 lakh, and 300 sq m plots above Rs 2.3 crore. If it is adopted, it changes the arithmetic for two groups: repeat investors who have farmed these draws for years, and families where an earlier allotment sits in the same applicant's name. It should improve the odds for a first-time applicant, which is the stated intent.

1. Apply only on the authority's own portal. No agent, broker or "guaranteed allotment" service can influence a computerised draw.

At the authority's rate, these schemes are among the few genuinely underpriced entries left in NCR, and that is precisely why the odds are poor. Applying is cheap; the cost is the blocked booking money and the time. What it is not is a quick trade — the corridor pays no rent, employment around the airport is still building, and a realistic holding period is five to seven years.
