The airport is no longer a drawing. Noida International Airport at Jewar took its first commercial flight on 15 June 2026 — an IndiGo service from Lucknow — and Akasa Air and Air India Express followed within days. Every price quoted around that site for the last six years was priced on a promise. Now there is a runway, a terminal and a published flight schedule, and the question changes from "will it happen" to "what am I actually paying for".

Here is what land and homes near the airport cost today, where the published numbers contradict each other, and what a buyer realistically gets over the next five years.

What actually opened in June

Phase 1 is one runway and one passenger terminal, rated for roughly 12 million passengers a year. The full master plan runs to more than 70 million passengers across four phases, which is Delhi-scale, but that is a 2040s number and nobody should price land on it today. What Phase 1 changed is narrower and more useful: there are now paid staff, airline stations, cargo handlers and ground services with addresses in Jewar, and a road network being finished to serve them.

That distinction matters when you price a plot. Until June, the corridor traded on a speculative premium — money paid for an event that had slipped several times. What you pay now is closer to an operational premium, backed by a schedule you can look up.

The allotment numbers are the firmest of these, because they are arithmetic rather than opinion: the registration money YEIDA asked for in its last scheme — Rs 5.87 lakh at the smallest size and Rs 10.51 lakh at the largest — is exactly 10% of plot size times Rs 36,260. Preferential location charges add 5% for a park-facing, corner or green-belt plot.

Why the published rates contradict each other

Search for rates near Jewar and you will find land quoted at Rs 13,500 per sq m on one page and Rs 13,350 per sq ft on another — a gap of roughly ten times. Both get repeated as fact. Three things cause it.

  • Units. Authority pricing is per square metre; portal listings are usually per square foot. One square metre is 10.76 sq ft, so a careless conversion moves a number by an order of magnitude.
  • Distance. "Near Jewar airport" covers everything from a sector across the road to farmland 25 km out on an unpaved approach. The same phrase is doing very different work in the two listings.
  • Allotment against resale. An authority plot allotted at Rs 36,260 per sq m and the same plot resold at Rs 75,000 are both true prices. If you are buying resale, the allotment rate is not your price.

The practical rule: price per square metre, note the sector number, and ask whether the quote is an authority rate or a market one. If the seller cannot answer that in one sentence, the quote is not usable.

Four ways in, and who each one suits

1. Apply in a YEIDA scheme

The cheapest entry by a wide margin, because you buy at the authority's rate. The last round offered 973 plots of 162 to 290 sq m in Sectors 15C, 18 and 24A, with an application fee of Rs 600 and 10% of plot value as booking money, allotted by computerised draw. Two more schemes in Sector 5-A are expected around Navratri, with roughly 4,000 plots approved by the board — one for 40 sq m LIG plots and one general scheme of 162 to 300 sq m. YEIDA is also weighing a bar on applicants who already hold an allotment from Noida, Greater Noida or YEIDA. Prices, dates and final eligibility are not notified yet, so treat everything circulating on that scheme as provisional.

The catch is odds. These draws are heavily oversubscribed, and your money sits blocked while it runs.

2. Buy an allotted plot in resale

Certain, immediate, and roughly double the price. You also inherit the paperwork: check that dues to the authority are cleared, that the transfer is permitted at this stage of the lease, and that the transfer charges are budgeted. Ask for the allotment letter, the lease deed and a no-dues certificate before any token money moves.

3. Buy a flat on the Yamuna Expressway

Sector 22D and its neighbours are the built-up option — ready and near-ready towers about ten minutes from the terminal, at Rs 8,600 to Rs 11,000 per sq ft. You get a usable asset instead of a plot that needs another Rs 1,700 to Rs 2,200 per sq ft to build on, and you can rent it out, thinly, from day one.

4. Stay in Greater Noida West and take the spillover

The honest view: what the airport can and cannot do

It can pull employment. Airports create jobs on site and, more importantly, around them — cargo, warehousing, aviation MRO, hotels, the film city and the proposed industrial parks along the Yamuna Expressway. That is what turns an airport into a property market rather than a transit point.

It cannot fix a bad plot. Land with an unclear land use, no approved approach road, or sitting in a notified acquisition zone does not become good because a runway opened 15 km away. Agricultural land is not buildable until it is converted, and non-farmers face limits on buying it in the first place.

It also cannot deliver rent yet. A 2 BHK in Greater Noida West rents for Rs 12,000 to Rs 18,000 a month, which is a yield near 3%. Closer to Jewar the tenant pool is thinner, so if you need income from this purchase in the next two years, this is the wrong corridor — buy where people already work. Prices across NCR rose about 13% in the year to Q2, the fastest of any Indian metro, and part of that has already been paid forward here.

Costs to budget beyond the sticker price

  • Stamp duty and registration. Uttar Pradesh charges 7% stamp duty plus a 1% registration fee on the higher of circle rate and consideration, with a concession for a sole woman buyer on part of the value.
  • Authority charges on a plot — lease rent, location charges, transfer fee on a resale, and the timeline for the balance payment after allotment.
  • Construction at roughly Rs 1,700 to Rs 2,200 per sq ft for a standard build, before finishes.
  • Holding cost. A plot pays no rent. Five years of blocked capital at even 7% is a real number — put it in the sheet before you call the appreciation a gain.

FAQ

Is it too late to buy near Jewar airport?

The cheap speculative window closed years ago; the corridor now trades on an operating airport. What is left is a slower, more defensible case: employment arriving over the next five to seven years. If you were expecting 2019 prices, yes, you are late.

Plot or flat?

Plot if you can hold seven years, take the construction on later and do not need income. Flat if you want the asset usable now and some rent, however thin. Plots have historically moved harder in this corridor, and they also fall harder when a scheme slips.

How do I apply for a YEIDA plot scheme?

Only through the Yamuna Expressway authority's own portal, with the application fee and 10% booking amount, inside the notified window. Anyone offering guaranteed allotment for a fee is selling something the draw cannot deliver.

Which sectors are closest to the terminal?

Sectors 18, 20, 22D and the 15C and 24A pockets sit in the immediate belt along the Yamuna Expressway, with the new Sector 5-A schemes on the airport side. Proximity is not the only thing that matters — the approach road and the sector's development status decide when it becomes livable.

Can an NRI apply in these schemes?

Yes, an NRI holding an Indian passport or an OCI card can buy residential and commercial property, including authority plots, subject to the scheme's own conditions and payment through normal banking channels. Agricultural land stays off limits.
