What Is Plinth Area? Meaning and Difference from Carpet Area

When you plan to build a house or read a construction estimate, one term shows up again and again: plinth area. Builders quote the cost per square foot of plinth area. Yet most buyers confuse it with carpet area or built-up area. This guide explains what plinth area really means, how it is measured, and how it differs from the other area terms you see in a property deal.

What plinth area means

Plinth area is the built-up area of a building measured at the floor level of a storey, including the thickness of the outer and inner walls. In simple words, it is the total covered area on a floor, walls included, measured to the outer face of the external walls. It is also called the built-up area in everyday use. Plinth area is larger than carpet area, because it counts the walls, and smaller than super built-up area, because it does not count shared spaces like the lobby or staircase outside your unit.

What is included and what is left out

Plinth area includes the space under your walls, internal shafts, and the covered floor of the unit. It leaves out open areas such as a balcony that is not covered, an open terrace, a courtyard, and any open-to-sky space. It also leaves out the shared building areas that super built-up area adds. So plinth area sits between carpet area and super built-up area on the size scale.

How plinth area is used

The main use is cost estimation. When a contractor gives you a building cost, it is often quoted as a rate per square foot of plinth area. Multiply the plinth area by that rate to get a rough construction cost. For example, a 1,000 square foot plinth area at a 2,000 rupee per square foot rate gives a rough cost of 20 lakh for the structure. Municipal rules and building plan approvals also use plinth area to check limits like the floor area ratio. Learn how that ratio works in our guide on FAR and FSI.

Plinth area versus carpet area

Carpet area is the space you can actually lay a carpet on, inside the walls. Plinth area adds the wall thickness on top of that. The difference is usually 10% to 20%, depending on how thick the walls are. Under the RERA law, builders must sell flats on carpet area, so you know your usable space. Read the difference in detail in our guide on carpet area versus super built-up area and the rule on RERA carpet area.

Why buyers should care

If you are buying a ready flat, focus on carpet area, since that is your real usable space. If you are building your own house, plinth area is the number that drives your construction budget. Knowing the difference stops a builder from quoting a large plinth or super built-up figure to make the home sound bigger than the space you will actually use.

Frequently asked questions

What is plinth area in simple words?

It is the total covered floor area of a building on a storey, measured to the outer face of the external walls, including the wall thickness. It is often called the built-up area.

Is plinth area the same as built-up area?

Yes, in common usage plinth area and built-up area mean the same thing: the covered area including walls, measured at floor level.

Is plinth area bigger than carpet area?

Yes. Plinth area includes the wall thickness that carpet area leaves out, so it is usually 10% to 20% larger than carpet area.

Is plinth area the same as super built-up area?

No. Super built-up area adds a share of common spaces like the lobby, staircase and lift, so it is larger than plinth area.

How is plinth area calculated?

Measure the length and width of the covered floor to the outer edge of the external walls and multiply them. Add up all covered portions on the floor, including internal walls and shafts.

Does plinth area include the balcony?

A covered balcony is usually counted, while an open balcony or open terrace is left out. Rules can vary by local building code.

Why do builders quote cost on plinth area?

Because construction cost relates to the covered structure, walls included. A rate per square foot of plinth area gives a quick estimate of the building cost.

How do I estimate my construction cost from plinth area?

Multiply the plinth area by the builder's rate per square foot. A 1,000 square foot plinth area at 2,000 rupees per square foot gives a rough cost of 20 lakh for the structure.

Does plinth area count the open courtyard?

No. Open-to-sky areas such as a courtyard, open terrace or open parking are left out of plinth area.

Which area should I check when buying a flat?

Check the carpet area, since that is your usable space. Under RERA, flats are sold on carpet area. Plinth area matters more when you build your own house.

Is plinth area used for property tax?

Many municipal bodies use the built-up or plinth area, along with location and usage, to calculate property tax. The exact basis varies by city.

What is the plinth level?

The plinth is the base of a building between the ground and the floor level. Plinth area is measured at this floor level of the storey.

Does a higher plinth area mean a bigger home?

It means a larger covered structure, but not more usable space. Two homes with the same plinth area can differ in carpet area if the wall design differs.

Is plinth area mentioned in the sale agreement?

Sale agreements under RERA focus on carpet area. Plinth or built-up area may appear in construction contracts and older documents, so read which term is being used.

Plinth area is the builder's number, carpet area is the buyer's number. Know both before you sign. Explore verified residential plots if you plan to build your own home.
