Top 10 Builders & Developers in India, Ranked by 2025-26 Sales
"Top builder" can mean many things: the most homes sold, the highest share price, the oldest name. This list uses one measure that can be checked: sales bookings in the financial year 2025-26 (April 2025 to March 2026). Sales bookings, also called pre-sales, are the value of homes and other space a developer sold in the year, including flats not yet built. Listed developers report them to the stock exchanges every quarter.
The 28 largest listed developers together booked about ₹1.95 lakh crore of sales in 2025-26, 17% more than the ₹1.66 lakh crore of the year before, according to PTI's count of their filings. These are the ten largest of them.
A correction. An earlier version of this page ranked builders without saying how, ran its descriptions through a word-swapping tool, and listed awards with no source. It also put Sobha Hartland in Dubai under Sobha Ltd; that project belongs to Sobha Realty, a separate company. This version is new and every figure below names its source.

Birla Estates and Sobha are level to the nearest crore: Birla Estates reported ₹81,363 million (₹8,136.3 crore) and Sobha ₹8,135.9 crore. Just outside the ten were Max Estates (₹5,305 crore) and Kalpataru (₹5,280 crore). "Not found" means we could not find the earlier year's figure in a source we could check; it is not a zero.
What each one sold, in brief
1. Godrej Properties
The largest by bookings for the year: ₹34,171 crore, up 16%. The company's own split shows how spread out it is: ₹10,313 crore from the Mumbai region, ₹8,802 crore from Bengaluru and ₹7,410 crore from Delhi NCR. In Gurugram, its Godrej Sora project on Golf Course Road booked ₹633 crore in the July to September 2025 quarter alone.
2. Prestige Estates
The biggest jump in the list: bookings rose from ₹17,023 crore to ₹30,024 crore, close to double. The company had aimed for about ₹27,000 crore.
3. Lodha Developers
₹20,530 crore, up from ₹17,630 crore, just short of the ₹21,000 crore the company had said it expected.
4. DLF
₹20,143 crore, slightly down from ₹21,223 crore. Most of it came early in the year: DLF Privana North in Gurugram made up about 96% of the ₹11,425 crore booked in the April to June 2025 quarter. The Dahlias, its very expensive project on Golf Course Road, added ₹3,967 crore in the last quarter. DLF's guidance for 2026-27 is about ₹20,000 crore.
5. Signature Global
₹8,250 crore, down from ₹10,290 crore and well short of its ₹12,500 crore target. It is the one developer in the ten whose sales come almost wholly from Gurugram: Sector 71 on the Southern Peripheral Road, Sector 37D on the Dwarka Expressway, and Sohna.
6. Aditya Birla Real Estate (Birla Estates)
₹8,136 crore. Two Gurugram projects were among its largest: Birla Pravaah in Sector 71 (₹1,851 crore) and the second phase of Birla Arika (over ₹1,600 crore).
7. Sobha
₹8,136 crore, up about 30% and a record for the company. Bengaluru gave ₹4,478 crore, Delhi NCR ₹2,455 crore and Kerala ₹808 crore. It sold 5.54 million sq ft at an average of ₹14,675 per sq ft.
8. Brigade Enterprises
₹7,424 crore. The company is based in Bengaluru.
9. Puravankara
₹7,407 crore. Also based in Bengaluru.
10. Oberoi Realty
₹5,447 crore. It sold fewer homes than the year before (698 against 929) at higher prices. The company called these figures provisional, subject to audit.
Who is not on the list, and why
Only listed companies publish their sales every quarter. Large private developers, such as M3M in Gurugram, do not, so they cannot be ranked on the same footing. The latest full-year figure from M3M that we could find is for 2022-23: ₹13,000 crore. Phoenix Mills, which appeared on the old version of this page, earns mainly from malls and offices, not from selling homes.
What a sales figure does not tell you
- Sales are not deliveries. A booking is a promise to build. Whether a developer finishes on time shows up in its completed projects, not in its sales.
- Size does not protect one project. Each project is registered on its own with the state's RERA authority, with its own completion date and its own bank account for buyers' money.
- A year can be lumpy. DLF's year rests heavily on one launch. One big launch can move a developer several places up or down.
How to check a builder before you book
- Find the project on the state RERA website (in Haryana, haryanarera.gov.in). Read its registration number, its completion date and its latest quarterly update.
- Look up the builder's other projects in the same state. Compare the completion date each one promised with the date it got its occupation certificate.
- Search the RERA authority's orders for complaints against the builder, and read what they were about.
- For a listed developer, read its latest quarterly filing on the stock exchange. It shows what it sold, what it collected and what it owes.

By sales bookings in 2025-26, Godrej Properties, with ₹34,171 crore. Prestige Estates was second with ₹30,024 crore.
Is DLF still the biggest?
Not by sales in 2025-26: it was fourth, with ₹20,143 crore, behind Godrej, Prestige and Lodha. DLF also earns rent from offices and malls, which sales bookings do not count.
Which of these builders sell in Gurugram?
