Rates are current for 2026 and apply uniformly across UP, including Noida, Greater Noida, Ghaziabad, Lucknow, and other cities. The standard stamp duty is 7 percent, with women getting a 1 percent rebate, bringing it to 6 percent, and an additional 1 percent rebate on properties up to ₹1 crore, making it effectively 5 percent. The women's concession explained

UP gives women buyers a meaningful break. On a property up to ₹1 crore registered in a woman's name, the effective stamp duty is 5 percent instead of the 7 percent a man pays, a 2 percent saving, or ₹2 lakh on a ₹1 crore flat. Above ₹1 crore, the standard 6 percent applies to the whole amount for women. For couples, registering in the woman's name, alone or jointly, is a simple way to cut the cost.

How the duty is calculated

Like elsewhere, UP charges stamp duty on the higher of your transaction value or the government circle rate for that location. So even if you buy below the circle rate, you pay on the circle rate. What it costs in practice

On a ₹1 crore Noida flat, a male buyer pays 7 percent stamp duty plus 1 percent registration, so ₹8 lakh in total. A woman buyer pays 5 percent plus 1 percent, so ₹6 lakh, a ₹2 lakh saving. A worked example for Noida

Take a ₹90 lakh Noida flat, below the ₹1 crore threshold for the extra women's rebate. A male buyer pays 7 percent stamp duty, so ₹6.3 lakh, plus 1 percent registration of ₹90,000, a total of about ₹7.2 lakh. A female buyer pays the effective 5 percent, so ₹4.5 lakh plus ₹90,000, a total of about ₹5.4 lakh, saving ₹1.8 lakh. On a ₹1.2 crore flat above the threshold, the woman's rate is 6 percent rather than 5, so the saving over a male buyer narrows to 1 percent. This threshold effect is worth planning around: for a purchase near ₹1 crore, keeping the registered value at or below the threshold in a woman's name captures the full 2 percent rebate. As always, the duty applies to the higher of the sale price or the circle rate.
