Section 80EE and 80EEA: Extra Home Loan Tax Benefit
Home loan interest gives you a tax deduction under Section 24. But two smaller sections, 80EE and 80EEA, offer extra interest deductions on top of that. They were made for first-time and affordable home buyers. Many people miss them because the rules and time windows are strict. This guide explains who can still claim them and how much they save.

How these fit with Section 24
Under Section 24(b), you can deduct up to Rs 2 lakh of home loan interest each year on a self-occupied house. Section 80EE explained
This was for loans sanctioned in FY 2016-17.

New loans no longer qualify under 80EE. But if your loan was sanctioned in that window, you can keep claiming Rs 50,000 a year until it is repaid.
Section 80EEA explained
This was a bigger benefit for affordable housing.

The window closed on 31 March 2022. Buyers whose loans were sanctioned inside it can keep claiming Rs 1.5 lakh a year for the life of the loan.
How much you can save
Take a buyer in the 30% tax slab with an 80EEA loan.
- Section 24 interest deduction: Rs 2 lakh.
- Section 80EEA extra: Rs 1.5 lakh.
- Total interest deduction: Rs 3.5 lakh.
- Tax saved at 30%: about Rs 1.05 lakh a year.
That is a large saving for an affordable home. The benefit runs every year the loan is outstanding.
Only under the old regime
This is important. Sections 80EE and 80EEA work only if you choose the old tax regime. The new regime, which is now the default, does not allow these deductions or the Section 24 interest deduction on a self-occupied house. Compare both regimes before you decide.
Conditions to remember
- You must be an individual. Companies and firms cannot claim these.
- You must be a first-time buyer. You should not own any other house on the date the loan was sanctioned.
- The deduction is on interest, not principal. Principal repayment is separate, under Section 80C.
- You cannot claim both 80EE and 80EEA for the same loan.
Frequently asked questions
Can I still claim 80EE or 80EEA on a new loan?
No. Both windows have closed. New loans do not qualify. Only loans sanctioned inside the eligible dates continue to get the benefit.
How much extra can I deduct under 80EEA?
Up to Rs 1.5 lakh a year on interest, over and above the Rs 2 lakh under Section 24.
Can I claim both 80EE and 80EEA?
No. For the same loan you choose one. 80EEA is larger, so eligible buyers usually prefer it.
Are these deductions available in the new tax regime?
No. They are allowed only under the old regime, along with the Section 24 interest deduction.
Do these apply to the principal or interest?
Only interest. Principal repayment is deducted separately under Section 80C, up to Rs 1.5 lakh.
What if my loan was sanctioned in FY 2018-19?
That falls between the two windows. It qualifies for neither 80EE nor 80EEA, though Section 24 still applies.
Does a co-borrower get a separate deduction?
Yes. If both are co-owners and co-borrowers and both meet the conditions, each can claim the deduction on their share of interest.
Is there an income limit for these sections?
No income limit. The limits are on the loan amount, property value and first-time buyer status.
Can I claim these on an under-construction house?
The deduction usually starts when construction is complete. Pre-construction interest is claimed in five equal parts after completion under Section 24.
Do I need to own no property at all?
You must not own any other residential house on the date the loan was sanctioned. This is the first-time buyer condition.
