About M3M Capital Sector 113 Gurgaon

M3M Capital is no longer a launch. The first two phases in Sector 113, on the Delhi end of the Dwarka Expressway, were registered in February and September 2022, their completion date on the registration was June 2026, and handover has been reported from late 2025 onward. The page this one replaces still called it New Launch and printed "Rs 1.32 crore onwards". That figure is real, but it is four years old: it is the launch price of the smallest 1,310 sq ft layout, which divides out at about Rs 10,100 per sq ft. Nobody is selling at that number now.

What the listings say, read on 26 September 2026, is that M3M Capital trades at a median of about Rs 15,700 per sq ft on resale, level with the Sector 113 average of Rs 15,700 to Rs 16,050 on two portals. The same 1,310 sq ft flat that launched at Rs 1.32 crore now asks Rs 2.06 crore to Rs 2.11 crore. The largest 2,298 sq ft plan asks Rs 3.68 crore to Rs 4.25 crore. More than 200 flats are listed for resale at once, which is a lot of supply for a building that has only just been handed over, and it explains why the rate has barely moved in a year.

What is actually for sale, unit by unit

This site used to carry nine separate pages for M3M Capital, one per floor plan, each printing a formula price against one area. They now fold into this page. Here are the six sizes those pages named, what they printed, and what each size implies at the median the building trades at today.

ConfigurationSuper areaWhat the old row printedAt Rs 15,700 per sq ft
2.5 BHK (2 BHK and study)1,310 sq ftRs 1.70 Cr to Rs 2.42 Cr (est.)Rs 2.06 Cr
2.5 BHK (2 BHK and study)1,330 sq ftRs 1.73 Cr to Rs 2.46 Cr (est.)Rs 2.09 Cr
3.5 BHK1,665 sq ftRs 2.16 Cr to Rs 3.08 Cr (est.)Rs 2.61 Cr
3.5 BHK1,695 sq ftRs 2.20 Cr to Rs 3.14 Cr (est.)Rs 2.66 Cr
4.5 BHK2,060 sq ftRs 2.68 Cr to Rs 3.81 Cr (est.)Rs 3.23 Cr
4.5 BHK2,298 sq ftRs 2.99 Cr to Rs 4.25 Cr (est.)Rs 3.61 Cr

Every "old row" figure is the area times Rs 13,000, and then that times 1.42. Here, unusually, the band happens to contain the market: Rs 15,700 sits between Rs 13,000 and Rs 18,460. That is not accuracy. A band 42 per cent wide will catch most prices by accident, and it tells a buyer nothing about whether Rs 2.4 crore for a 1,310 sq ft flat is fair. It is not. At the median that flat is worth about Rs 2.06 crore, and the top of the old band overstated it by Rs 36 lakh.

The median sits inside a narrow ladder. Dividing published asks by their areas: Rs 2.06 crore on 1,310 sq ft is Rs 15,700; Rs 2.11 crore on the same size is Rs 16,100; Rs 2.7 crore on a 1,700 sq ft 3.5 BHK is Rs 15,900; Rs 3.68 crore on 2,298 sq ft is Rs 16,000; and Rs 4.25 crore on 2,298 sq ft is Rs 18,500, a high floor with a garden view. One 3.5 BHK ask of Rs 3.92 crore on 1,650 sq ft divides to Rs 23,800 per sq ft, half as much again as anything else in the building; treat it as a seller testing the market, not as a comparable.

A second formula, on a portal this time

The old row was not the only price that nobody researched. One portal's project page prints M3M Capital at Rs 5.2 crore to Rs 9.19 crore, and a broker page says the project "launched at Rs 40,000 per sq ft". The two are the same mistake. Rs 5.2 crore is 1,300 sq ft times Rs 40,000, and Rs 9.19 crore is 2,298 sq ft times Rs 40,000. No resale ask in the building comes within Rs 20,000 per sq ft of that rate, and the developer's own launch price was about a quarter of it. The likeliest source is a rate for one of M3M's commercial or branded schemes pasted onto the wrong project. If a seller quotes you anything above Rs 4.5 crore for a flat here, ask what makes it different from the 200 others on the market.

Appreciation since launch: what the early buyers made

The launch price and today's median give a clean before and after. A 1,310 sq ft flat booked at Rs 1.32 crore in early 2022 asks about Rs 2.06 crore in September 2026. That is 56 per cent over four and a half years, roughly 10 per cent a year compounded, before the buyer's stamp duty and interest. It is a good result, and most of it came early: the median moved from Rs 15,750 to Rs 15,900 per sq ft in the third quarter of 2025 and from Rs 15,650 to Rs 15,700 in the first quarter of 2026, which is flat. Sector 113 as a whole is up about 0.6 per cent in a year.

So a buyer today is not buying the run that the launch buyers had. They are buying a finished flat at a price that has stopped moving, next to a large supply of identical flats held by investors who would like to sell.

The rent, and the yield it gives

Handover is recent, so the building's own letting record is short, and this is the number on the page that is least settled. One portal puts rents across Sector 113 at Rs 34,500 to Rs 63,800 a month for 2, 3 and 4 BHK flats. A channel-partner page for M3M Capital itself prints Rs 35,000 to Rs 55,000 for the 2.5 BHK and Rs 55,000 to Rs 80,000 for the larger plans. The two agree well enough to use the middle of each.

  • A 2.5 BHK at Rs 2.06 crore letting for about Rs 45,000 earns Rs 5.4 lakh a year: 2.6 per cent gross.
  • A 1,695 sq ft 3.5 BHK at Rs 2.66 crore letting for about Rs 60,000 earns Rs 7.2 lakh: 2.7 per cent.
  • A 2,298 sq ft 4.5 BHK at Rs 3.61 crore letting for about Rs 80,000 earns Rs 9.6 lakh: 2.7 per cent.

After maintenance and a month empty, call it 2 to 2.3 per cent. That is ordinary for a new Gurugram tower, and it is lower than it looks, because hundreds of flats in this sector and the next one are coming to the letting market in the same two years. Ask any seller who has let the flat for the rent agreement, and discount a projection.

The 7 per cent assured return

Several channel-partner pages still advertise a 30:60:10 plan on M3M Capital with a 7 per cent assured return on 50 per cent payment until the OC application. Read that sentence twice. The return was paid on the half of the price a buyer had paid, not on the flat, and only until the developer applied for the occupation certificate. On a Rs 2.06 crore flat, 7 per cent of Rs 1.03 crore is Rs 7.2 lakh a year, which is why it looked generous. It stopped when the application went in. On a finished building in 2026 it is not an offer anyone can make you, and a resale seller who mentions it is describing what they received, not what you will.

Registration, and how big the project is

M3M Capital is registered with the Haryana authority in three phases: GGM/531/263/2022/06 dated 2 February 2022 for phase one, GGM/612/344/2022/87 dated 28 September 2022 for phase two, and GGM/825/557/2024/52 of 16 May 2024 for a third phase. The third is the later, separately registered block, and a flat in it is on a different timetable from the first two.

The listings disagree about the size of the whole. Figures in circulation include 11 towers of 36 floors with about 1,407 homes on 30.06 acres, 5 towers with 672 homes on 15 acres, and 6 towers with 800 homes on 10 acres. The honest reading is that each figure describes a different slice: one phase, two phases, or the whole scheme with its retail. The registration for each phase settles the tower count and the completion date that applies to your flat, and the authority's website shows it in a minute.

The possession date is also printed two ways. Some listings say possession started in September 2025; the registry's date for phases one and two was June 2026. Both can be true of different towers. What a buyer needs in September 2026 is the occupation certificate for the specific tower, and the seller's conveyance deed or allotment letter showing the developer has accepted the transfer.

What the developer publishes

M3M's own page for the project describes 2.5, 3.5 and 4.5 BHK homes in Sector 113, the half-room being a study or a staff room. The sizes on the resale market match: 1,310 to 1,330 sq ft for the 2.5 BHK, 1,650 to 1,700 for the 3.5, and 2,055 to 2,298 for the 4.5. The developer markets it beside its own high-street retail block in the same sector, M3M Capital Walk, which is a separate commercial scheme; a flat buyer should not confuse its launch rates with the flat's.

The address is the argument. Sector 113 is at the Delhi border on the Dwarka Expressway, a short drive from Dwarka Sector 21 and the airport. That is what the premium over the sectors further south is paying for, and it is real.

Where it sits in Sector 113

Sector 113 has a handful of large towers finishing within a few years of each other, and M3M Capital is priced in the middle of them. The sector's wider stock is on the Sector 113 flats page; the corridor's letting market is on the Dwarka Expressway rent page; and the developer's commercial plots next door are on M3M SCO 114. For a finished M3M building with a longer rental record, compare M3M Heights on the Golf Course Extension Road, which trades higher and lets higher at roughly the same yield.

Who this suits, and who should look elsewhere

It suits a family that works on the Delhi side of the expressway or flies often, wants a new building with a study or a staff room, and is happy to pay the sector's median for it. It suits a buyer who has priced a 2.5 BHK at about Rs 2.06 crore, a budget covered on the Rs 2 to 3 crore page, and would rather have a finished flat than wait for one. It does not suit anyone buying for rent, or anyone expecting the launch buyers' 56 per cent to repeat: with a flat median and 200 resale listings, the next few years look like a market for patient owners, not traders.

Before you pay anything

  1. The occupation certificate for the tower, and which of the three registrations the flat sits under.
  2. The rate against the area on the allotment. Asks run Rs 15,700 to Rs 18,500 per sq ft; anything outside that needs a reason.
  3. The developer's transfer charge, if the conveyance deed has not been executed, and who pays it.
  4. The rent agreement, if the seller has let the flat. Not a projection.
  5. Any assured-return or fixed-rent promise, read against the section above. It ended with the certificate application.

Frequently asked questions

What is the price of a flat in M3M Capital Sector 113 Gurgaon?

On resale listings read on 26 September 2026, a 1,310 sq ft 2.5 BHK asks Rs 2.06 crore to Rs 2.11 crore, a 3.5 BHK of about 1,700 sq ft asks from Rs 2.7 crore, and a 2,298 sq ft 4.5 BHK asks Rs 3.68 crore to Rs 4.25 crore. The median is about Rs 15,700 per sq ft, and most asks divide out between Rs 15,700 and Rs 18,500. The Rs 1.32 crore still quoted is the early 2022 launch price.

Is M3M Capital ready to move in?

Phases one and two are finished or finishing: some listings report handover from September 2025, and their registered completion date was June 2026. A third phase, registered in May 2024, runs later. Before paying a token on a resale flat, ask for the occupation certificate covering that particular tower and for proof that the developer has accepted the transfer. Without both, you are buying a delivery date, not a finished home.

What is the RERA number of M3M Capital?

The project carries three Haryana registrations: GGM/531/263/2022/06 of 2 February 2022 for phase one, GGM/612/344/2022/87 of 28 September 2022 for phase two, and GGM/825/557/2024/52 of 16 May 2024 for phase three. Each phase has its own towers and its own completion date, so match the flat's tower to the right number on the authority's website before signing anything.

What rent does a flat in M3M Capital fetch?

The building's letting record is short because handover is recent. Sector 113 rents run about Rs 34,500 to Rs 63,800 a month, and one agent's page for M3M Capital prints Rs 35,000 to Rs 55,000 for a 2.5 BHK and up to Rs 80,000 for the larger plans. At about Rs 45,000 on a Rs 2.06 crore flat, the gross yield is 2.6 per cent, nearer 2 per cent after costs.

What do 2.5 BHK and 3.5 BHK mean at M3M Capital?

The half-room is a study or a staff room, not a full bedroom. The 2.5 BHK is two bedrooms plus that room in 1,310 to 1,330 sq ft of super area; the 3.5 BHK is three bedrooms plus one in 1,650 to 1,700 sq ft; and the 4.5 BHK runs from 2,055 to 2,298 sq ft. Price them per sq ft of super area, and ask for the carpet figure on the allotment letter.

How much has M3M Capital appreciated since launch?

A 1,310 sq ft flat that launched at Rs 1.32 crore in early 2022, about Rs 10,100 per sq ft, now asks about Rs 2.06 crore. That is 56 per cent in four and a half years, close to 10 per cent a year. Almost all of it came before 2025: the median moved only from Rs 15,650 to Rs 15,700 per sq ft in the first quarter of 2026.

Is the 7 per cent assured return still on offer at M3M Capital?

No. The launch offer paid 7 per cent a year on the half of the price a buyer had paid under the 30:60:10 plan, and only until the developer applied for the occupation certificate. On a Rs 2.06 crore flat that was about Rs 7.2 lakh a year while the towers went up. It stopped with the certificate application, so a resale buyer in 2026 cannot inherit it.

How does M3M Capital compare with M3M Crown?

M3M Crown, two sectors away in Sector 111, is larger-format 3 and 4 BHK stock still under construction, and its resale asks average Rs 16,000 to Rs 16,900 per sq ft. Capital trades a little lower at about Rs 15,700, has smaller plans with a lower entry near Rs 2 crore, and is finished. A buyer who needs to move in now and wants the lower ticket is better served at Capital.

Investment Analysis

Why people look at M3M Capital Sector 113 Gurgaon for investment is simple — it is in Sector 113, Dwarka Expressway, Gurugram, and this part of Gurugram has seen steady demand from both end-users and investors. Good road links, nearby offices and schools usually keep rentals healthy and resale active. As a ready project, you can rent it out or move in right away, which suits buyers who do not want to wait. That said, treat any price or return figure as a guide and confirm the current cost sheet with us before you decide.

Advantages
A finished flat at the Delhi end of the Dwarka Expressway, close to the airport. Entry at about Rs 2.06 crore for a 2.5 BHK with a study. Priced at the sector median, not above it.
Watch-outs
The median has barely moved in a year: the launch buyers had the growth. More than 200 resale listings hold prices and rents down. A 2.6 per cent gross yield, nearer 2 per cent after costs.
Rental demand
Homes in Sector 113, Dwarka Expressway, Gurugram usually find tenants from the offices and schools around them, which keeps rental demand steady through the year.
Appreciation
Prices in this corridor have moved up over the years as new launches and roads came in. Treat any return figure as a guide, not a promise, and confirm the entry price with us first.

Price Analysis

The starting price of about Rs 2.06 Cr to Rs 4.25 Cr resale, about Rs 15,700 per sq ft is in line with what Sector 113, Dwarka Expressway, Gurugram asks today for this kind of project. What you actually pay shifts with the floor, view, facing and unit size, plus any offer running at the time.

Treat the listed figure as a starting point, not the last word. Ask us for a unit-wise cost sheet so you see the real, all-in number before you decide.

Payment Plan Explained

There are usually a few ways to pay. A construction-linked plan (CLP) spreads payments across building stages, a down-payment plan asks for most of the cost upfront for a discount, and a possession-linked plan pushes a big part to handover.

Which one suits you depends on whether you are buying to live in or to invest, and on your loan. We can lay out the exact plans on offer and what each costs you.

Hidden Charges to Budget For

Beyond the base price, plan for GST (on under-construction homes), stamp duty and registration, and one-time charges like club membership, covered parking, power backup and IFMS (a maintenance deposit). A preferred-location charge (PLC) may apply for a better floor or view.

None of this is truly hidden once you see a full cost sheet, but it adds up. Ask us for the complete break-up so the final figure is clear from day one.

Maintenance Cost

Maintenance is billed per square foot every month and depends on the amenities and upkeep level — bigger clubs and more facilities usually mean a slightly higher rate.

We will share the current maintenance rate for this project, along with the one-time maintenance deposit, when you reach out.

Rental Yield

Residential rental yields in Sector 113, Dwarka Expressway, Gurugram are modest, like most of NCR, but steady, helped by demand from nearby offices and schools. The bigger draw is usually capital appreciation and a good tenant pool rather than high monthly rent.

If rental income is your main aim, tell us your budget and we will point you to the configurations that rent out fastest here.

Resale Potential

Resale demand in Sector 113, Dwarka Expressway, Gurugram is generally active because the corridor stays in demand with both end-users and investors. A known builder and a good location usually make a unit easier to sell later.

Resale value still comes down to the exact unit, floor and the market at the time, so buy at a sensible price and the resale side tends to look after itself.

Possession Risks

As a ready or near-ready project, possession risk here is low — what you see is largely what you get.

Before booking, check the RERA possession date and the delay clause. We will also share the builder's track record on delivery so you go in with eyes open.

Bank Loan Availability

Home loans here are generally easy to arrange, since leading banks usually approve known builders and RERA-registered projects. Banks typically fund up to roughly 75 to 90 percent of the cost based on your profile.

We can connect you with loan partners, help with eligibility and paperwork, and line up a competitive interest rate.

Construction Updates

The project is currently ready to move. The build stage and finishing change month to month.

Payment Plan

Every sale in phases one and two is now a resale. Stamp duty in Haryana is 7 per cent for a male buyer inside municipal limits, 5 per cent for a female buyer and 6 per cent jointly, plus a registration fee capped at Rs 50,000; TDS at 1 per cent above Rs 50 lakh. Where the conveyance deed has not been executed, the developer's transfer charge applies and should be settled in writing. The launch-era 30:60:10 plan and its 7 per cent assured return on the paid half ended at the occupation-certificate application.

Specifications

High-rise towers of up to 36 floors in Sector 113 with 2.5, 3.5 and 4.5 BHK homes of 1,310 to 2,298 sq ft super area, the half-room being a study or staff room. The developer markets a clubhouse, pool and sports courts, and the project sits beside M3M's own high-street retail in the same sector. Tower and unit counts differ between listings (5, 6 or 11 towers; 672, 800 or 1,407 homes) because each describes a different phase; the registration for each phase settles it.

💬 Our View

The old row got the status wrong and printed a four-year-old launch price; the stub pages printed a band so wide it said nothing. The corrected picture is a building that has done its growing: Rs 10,100 per sq ft at launch, about Rs 15,700 now, flat for a year, with more than 200 flats for sale and a yield near 2.6 per cent. That makes it a sound home at a fair sector price and a poor trade. Buy here to live near the Delhi border in a new tower, check the occupation certificate for the tower, and ignore any quote built on Rs 40,000 per sq ft.

Frequently Asked Questions

What is the price of a flat in M3M Capital Sector 113 Gurgaon? +

Final Verdict
