1. DLF The Dahlias, Gurgaon

The Dahlias in DLF Phase 5 is the headline act. Launched in October 2024 on a 17-acre plot, it has 420 residences of 4, 5 and 6 BHK apartments and penthouses. Bare-shell rates start around Rs 38,000 per sq ft and finished units approach Rs 43,000. A 4 BHK of 5,500 sq ft is around Rs 20.9 crore, and an 8,000 sq ft 5 BHK starts above Rs 30 crore. It booked around Rs 8,109 crore, proof that the demand at this level is real, not just a headline.

4. Mumbai's Worli and Malabar Hill towers

Mumbai still owns the highest per-square-foot rates in the country. In Worli and Malabar Hill, luxury towers command Rs 1.5 lakh per sq ft and above, and full-floor apartments routinely cross Rs 100 crore. The difference now is that Gurgaon has caught up on absolute ticket size, even if Mumbai keeps the per-sq-ft crown.

What makes these homes cost so much

Three things drive these prices. First, land: these plots sit on the scarcest, most established addresses in the city. Second, scale and finish: 5,000 to 16,000 sq ft homes with imported fittings, private lifts and hotel-grade services. Third, buyer depth: a small pool of industrialists, promoters and top executives competes for a handful of units, so scarcity does the rest. At this level the home is as much a store of wealth as a place to live.
