Mumbai: the undisputed leader

Mumbai holds the crown. Altamount Road, home to some of India's richest families, sees land priced at roughly ₹1.5 lakh to ₹2 lakh per square foot. Malabar Hill and Worli's sea-facing stretches follow closely. The reason is simple. Mumbai is an island city with almost no new land, sky-high demand, and the country's biggest concentration of wealth. When you cannot make more land, the little that exists gets bid to the moon.

Delhi: Lutyens' frozen supply

Delhi's answer is Lutyens' Delhi. Roads like Prithviraj Road, Amrita Shergill Marg, and Aurangzeb Road carry land rates above ₹1.4 lakh per square foot when a rare bungalow changes hands. Supply here is frozen by law. There are only around a thousand of these bungalows, few are privately held, and building rules are strict. That scarcity, plus the political and power address, keeps prices among the highest on earth. Deals are rare, which pushes the price even higher when one does happen.

Gurgaon: the NCR premium

In the NCR, Gurgaon's Golf Course Road is the land to own. Flats here average around ₹27,000 per square foot and the best towers, like the DLF Camellias, trade far higher. Prime plotted land in the central sectors is dearer still, in the ₹40,000 to ₹60,000-plus per square foot range depending on the pocket. It is not Mumbai money, but by North India standards it is the top of the market, and it has been rising fast.

The southern and western premium belts

Down south, Hyderabad's Jubilee Hills and Banjara Hills, and Bengaluru's central addresses like the Vittal Mallya Road belt, hold the priciest land in their cities. In Pune, Koregaon Park leads. These are not at Mumbai's level, but within their cities they are the addresses the wealthy compete for, and plot prices reflect that.

Why land gets this expensive

  • Scarcity. The best addresses cannot expand. Fixed supply and rising demand only move one way.
  • The address. A lot of the price is prestige. Owning land on Altamount Road or in Lutyens' Delhi is a status marker money alone cannot always buy.
