Unlike a flat in a RERA project, a plot of land comes with no developer accountability, no standard paperwork, and a long history that may hide claims, disputes and restrictions. This guide lists the legal checks required before purchasing land, in the order a careful buyer runs them.

Check one: the title and its chain

Start with ownership. The seller must have a clear, marketable title, proven through the current title deed and the chain of past deeds showing how ownership travelled to them. Gaps in the chain, a transfer by one heir without the others, an unregistered link, are where future litigation is born. Check two: revenue records

Land lives in the revenue system. Verify the khasra and khatauni or jamabandi entries, the record of rights showing who the state recognises as owner and cultivator. The mutation record should reflect the current owner. Mismatches between the deed and the revenue record are red flags to resolve before, never after, payment. Check three: encumbrances and dues

An encumbrance certificate from the sub-registrar reveals registered loans, mortgages and charges against the land for the period you request. Pair it with checks for unpaid land revenue and property dues. Land carrying a lender's charge or tax arrears transfers its problems to you, which is why the encumbrance certificate is non-negotiable in every land deal.

Check four: land use, zoning and conversion

What the land may legally become matters as much as who owns it. Confirm the master-plan zoning, whether the land is agricultural, and whether conversion through CLU is realistic if you plan to build. Agricultural land sold with construction dreams attached, in a zone that will never permit them, is among the commonest land traps in NCR's periphery.

Check five: litigation and possession

Search for pending cases touching the land, through court records, a public notice in newspapers inviting claims, and blunt questions in the village or locality. Then verify possession physically: does the seller actually control the land, do the boundaries on the ground match the papers, and is anyone else occupying or cultivating it? Check six: survey, access and approvals

Have the plot professionally surveyed and demarcated against its recorded dimensions, since acreage on paper and fencing on ground famously disagree.
