What loan closure really means

While your loan runs, the bank holds a charge, or lien, on your property as security, and it keeps your original property documents. Closure is the process of paying the full outstanding amount and then getting that charge removed and your papers back. Only after this is your title clean and fully yours.

Documents to collect from the bank

After your final payment, ask the bank for these, and do not leave without them:

  • Original property documents: the full set the bank held, such as the sale deed and chain papers. Check the list against what you gave.
  • Loan closure statement: showing a zero balance.
  • Non-encumbrance certificate: confirming no charge remains on the property.
  • Lien removal letter: so the bank's charge can be cleared from official records.

Remove the bank's charge from records

Collecting the NOC is not enough. The bank's lien may still show on the property records at the sub-registrar or with the authority. Ask the bank to issue the papers needed to remove the charge, then get the records updated so the property shows no loan against it. For flats under a builder or authority, inform them too so their records reflect a clear title.

Update your credit report

After closure, check your credit report a few weeks later. The home loan should show as closed with a zero balance. A closed loan with a clean repayment record actually helps your score. If it still shows as active, raise it with the bank so your report is correct for any future loan.

If the bank held your documents in a distant branch or a central storage facility, collecting the originals can take a couple of weeks, so start the process right after your final payment rather than waiting. Keep a signed acknowledgement for every document you receive, and count the pages against the list you handed over when the loan began.
