Gurgaon circle rates to be increased up to 75% in April 2026; Sector 15 residential property rate can reach Rs 1,24,700 per sq. yard; Check other sectors trend

The property market of Gurgaon will see a major upheaval as circle rates would be hiked up to 75 per cent from April 1,2026. Such revision as per market value is likely to push property prices up by 15% to 75% across residential, commercial and industrial segments. Such rises are led by emerging corridors of Dwarka Expressway and Southern Peripheral Road.

Gurgaon, one of the most expensive property segments in Delhi NCR owing to its proximity to the Delhi International Airport and range of industrial and service sector companies saw an increase in circle rates by about 75 per cent from April 1,2020.

With the predictive collector rate changes suggesting increases for residential such as commercial and industrial segments, experts say investors and homebuyers should « brace themselves » for property price hikes of 15 — to 75 percent. Experts have termed this trend as a systematic plat-forming of matching circle rates with current market values.

The 2026 revision is the strongest signal of shifting to market-aligned pricing as substantial revisions for circle rates range between 15% – 75% across Gurugram, said Mr Kartikeya Sharma, Associate Principal Partner, Square Yards.

Statistics from Square Yards show areas like Dwarka Expressway and Southern Peripheral Road especially potential growth corridors where property rates can jump up to the 75%, while other emerging residential sectors of Gurugram can witness a 30–45% appreciation by2018.

Sharma said, “On the contrary, areas such as Sector 29 are experiencing tepid rises of about 15%, indicating a more matured and saturated market.”

Hectic revisions are also seen in sectors of the city

Moreover, residential tariffs in Sector 15 will go up by 45% from Rs 86,000 to Rs 1,24,700 per sq. the price related to the commercial rake of Sector 25 could go as high as ₹2,43,94171 per sq. yard.

DLF Phase V is expected to match the last record with 75% growth in premium market as well that boosts its high-value positioning. By contrast, register a more manageable 15% is expected increase in Sector 29 indicating stability in mature locations right now.

Sectors 62 to 72

According to the data is shared by Square Yards, residential rates of Gurgaon sectors 63, 63A, 64 and 67 will go up by 45% from Rs 58500 per sq. yard. Sectors adjacent to this, or 62, 65, 66, 69,70,71 and72 are likely tobe 20%costlier (Rs1lakh per sq. yard.

Commercial charges in those regions of Gurgaon also are expected to transport according to announcement from Rs 2 lakh to Rs 2.6 lakh per sq. yard, reflecting strong investor interest.

Dwarka Expressway

Sharma said growth trends are still led by the Dwarka Expressway corridor. In sectors few of the nearest one, commercial land is expected to grow up 75% to Rs 2,04,750 per sq. yard, while areas from 104 to 115 residential will go up by 30% at Rs 2,24,796 per sq. yard. Commercial fees in Sectors 9 and 9A are also expected to log a whopping 45% hike.

Maneswar industrial and residential

Manesar, Haryana still a growth engine, Due to the large scale industrial expansion and better connectivity, the IMT Manesar Sector 1 may witness up to 30% hike in industrial rates while residential sectors such as 81 and 78 register steep increase of over 60%.

In established segments, group housing rates are likely to increase by almost 10 per cent and from Rs 6,500-7,000 sq. ft. in emerging areas.

Construction costs too are expected to inch upwards to around Rs. 2,100 per sq. foot.

“Now, with no reductions recorded, the trend stays well and truly upwards which suggests fundamental strength and a more transparent pricing framework in line with market fundamentals,” says Sharma.
