Government charges: stamp duty and registration

Stamp duty in Gurgaon is 7 percent for a male buyer and 5 percent for a female buyer, charged on the higher of the circle rate or your deal value. Registration is a slab fee capped at ₹50,000. GST and developer charges

GST of 5 percent applies only on an under-construction home, added to the base price; a ready or resale home carries no GST. Developers also charge for a preferred location or a higher floor, for covered parking, for club membership and for a maintenance deposit. On a new launch these can add several lakh. Ask for a full cost sheet that lists every line, rather than only the per sq ft rate, so nothing is hidden.

Your own costs: loan, legal and brokerage

Beyond the flat, budget for your home-loan processing fee, usually a small percentage of the loan, plus legal and paperwork charges for the title check and registration help. If you use an agent, factor in the brokerage, often around 1 percent. These are easy to forget but real, and they come out of your pocket at the same time as the down payment.

A full example

Take a ₹1.5 crore ready flat, bought by a woman. Stamp duty at 5 percent is ₹7.5 lakh, registration about ₹50,000, and there is no GST on a ready home. Add parking, club and a maintenance deposit of a few lakh, plus loan and legal costs. The all-in cost lands around ₹1.62 to 1.68 crore, roughly 8 to 12 percent over the base price.
