Celebrity Homes in Delhi NCR 2026: Where the Famous Actually Live

Mumbai gets all the celebrity-home headlines. But Delhi NCR quietly houses some of India's biggest names, business dynasties, sports stars, politicians, in addresses most people drive past without knowing. Here's where the famous live in and around the capital, and what those addresses cost the rest of us to dream about.

Lutyens' Delhi: the address money often can't buy

Start at the very top, which in Delhi means Lutyens' Bungalow Zone. This is the leafy heart of central Delhi, the bungalows around the government district, and it's arguably the most exclusive residential land in India. The catch is that much of it is government-owned or tightly controlled, so the handful of privately held Lutyens' bungalows trade for astonishing sums when they change hands at all, hundreds of crores, and are owned by India's oldest business families and top industrialists. Here, scarcity isn't a marketing word. There is almost literally no more of this land.

Golf Links, Amrita Shergill Marg and the old-money belt

Around Lutyens' sit the other blue-chip Delhi addresses, Golf Links, Amrita Shergill Marg, Jor Bagh, Sunder Nagar. These are where business families and prominent names hold bungalows worth tens to hundreds of crores. They're quiet, green, central, and closed, the classic old-money Delhi neighbourhoods where a house passes through generations rather than being listed online.

Gurugram: where the new money and the stars gather

NCR's celebrity map has shifted toward Gurugram, and specifically toward its ultra-luxury towers. The DLF Camellias and the Golf Course Road belt have become the address for business leaders, CEOs, and a growing set of well-known names who want brand-new luxury with clubs and security rather than an old bungalow to maintain. Apartments here have traded for a hundred crore and more, which is why Gurugram now leads the country in ultra-luxury sales, as we covered in our Gurugram-versus-Mumbai piece. A trophy flat in the right tower has quietly become as much a status marker as a Lutyens' bungalow.

Farmhouses: the NCR speciality

Delhi NCR has one thing Mumbai simply can't offer at scale, the farmhouse. In belts like Chattarpur, Westend Greens, and the DLF and Sohna farm zones, the wealthy own sprawling farmhouses with acres of land, lawns, pools, and space to host hundreds. These are where a lot of NCR's big weddings and parties happen, and where business families and celebrities keep second homes. A large farmhouse in a prime belt runs into many crores, sometimes far more, and the land itself is the luxury.

Why these addresses cost what they do

The same forces every time, just amplified. Scarcity, there's a fixed, tiny supply of Lutyens' bungalows and prime farm land. Location, central Delhi and the Golf Course Road belt can't be replicated. And status, an address that signals you've reached the very top carries a premium that has nothing to do with square footage. It's the same logic that prices a normal good-locality home, only with more zeros.

Bringing it back to your own NCR search

You're probably not buying a Lutyens' bungalow. That's fine, because the useful part of all this is what it teaches about value at every level. The addresses the famous choose, central, scarce, prestigious, are simply the extreme version of what makes any home hold its worth: a location people want and a supply that's limited. When you shop in your own budget, look for the same signals in miniature, a sought-after sector, a genuinely limited supply, an address that will still be desirable when you sell. Old-money bungalow or new-money tower?

NCR's wealthy now split into two camps, and it says something about how luxury is changing. The old guard still prizes a Lutyens' bungalow or a central Delhi farmhouse, land, legacy, and near-impossible scarcity. The newer wealth increasingly prefers a brand-new Golf Course Road tower, with a private club, concierge and hotel-grade security, and none of the upkeep of an old house. Both are the top of the market; they simply express it differently, one through land, the other through a serviced lifestyle.

Frequently asked questions

What is a farmhouse belt in NCR?

Areas like Chattarpur, Westend Greens and the DLF and Sohna farm zones, where the wealthy own large homes on acres of land, favoured for second homes and big events.

Can ordinary buyers buy in these celebrity areas?

Lutyens' and prime farm belts are largely out of reach, but the Golf Course Road luxury towers are open market, so a trophy flat there is buyable, at a price.

Where do celebrities live in Delhi?

The most exclusive addresses are in Lutyens' Delhi and the surrounding old-money belts like Golf Links, Amrita Shergill Marg and Jor Bagh, plus large farmhouses in belts like Chattarpur and Westend Greens.

Why is Lutyens' Delhi so expensive?

It's the most scarce, central and prestigious residential land in India, much of it government-controlled, so the few private bungalows trade for hundreds of crores when they sell at all.

Do celebrities buy in Gurugram?

Increasingly, yes. The ultra-luxury towers on Golf Course Road, like DLF Camellias, draw business leaders and well-known names who want brand-new luxury with amenities and security.

What is a farmhouse in the NCR context?

A large home on acres of land in belts like Chattarpur and the DLF and Sohna farm zones, with lawns, pools and space to host, a distinctly NCR form of luxury the wealthy favour for second homes and events.
