Sector 9 or Sector 9A?

What the Low Rate Costs You

Three things, and they are worth naming plainly.

First, the address. Sector 9A ranks respectably on buyer interest but it is not a name that impresses, and that matters for resale liquidity more than most buyers admit. You will sell, eventually, to someone doing the same value calculation you are doing now.

Second, the commute. This belt sits on the western side of the city, well away from the Golf Course Road and Golf Course Extension office corridors. There is no metro you would walk to. If you commute east daily, this saving costs you an hour a day, every day.

Third, construction quality. At ₹8,000 per sq ft, some of what is on the market was built to a price. Inspect the structure, the electrical load, the water supply arrangement and the drainage properly. Get a structural opinion on anything that looks like it was built fast.

None of these is disqualifying. All of them should be priced into your offer.

Rent and Yield

Sector 9A's average rental works out at about ₹15 per sq ft a month. On a 1,200 sq ft floor bought at ₹7,450 per sq ft, that is roughly ₹18,000 a month against an ₹89 lakh purchase — a gross yield near 2.4%.

That is not a high yield, and it is a useful reality check on a common assumption. Cheap entry does not automatically mean strong yield; rents in affordable belts fall alongside prices. What you get here instead is a low absolute capital commitment and a stable, local tenant pool with long tenancies.

Sector 9 rents higher in absolute terms but costs more to buy, and the yields end up broadly similar. Neither sector is a yield play — both are affordability plays.

Connectivity and Daily Life

These sectors sit on the western side of old Gurgaon, along the Basai Road side of the city, with the railway station and the old commercial markets reachable and the Delhi run available on the old road rather than the expressway.

Daily infrastructure is settled — municipal water and sewer, schools, clinics, local markets. This is not a corridor where the roads exist and the amenities are promised; it is the reverse of that.

The weakness is eastward connectivity. Cyber City, Golf Course Road and the Golf Course Extension offices are all a genuine drive, and the crossings through the city centre are congested at peak. Drive your actual commute before you buy.
