What does not justify it: any claim that this is the corridor's only good address. Sector 67 is adjacent, on the same road, with listings near ₹11,842/sqft — a 1,900 sqft 3 BHK there lists at ₹2.25 crore. If a seller cannot name a specific advantage over Sector 67 worth ₹9,000 per square foot, treat the premium as negotiable.
The Yield Problem
Sector 66's average rental is about ₹35 per sqft a month. That is high in absolute terms — the Golf Course Extension corridor generally runs ₹11–29 per sqft, with rents between ₹16,000 and ₹80,000 a month — and it is the top of the corridor's range.
It is still not enough. ₹35 per sqft a month is ₹420 a year; against a purchase at ₹21,400 per sqft that is a gross yield of about 1.96%.
Put plainly: Sector 66 has the corridor's highest rents and close to its worst yield, because the purchase price has moved further than the rent.
