Sector 52 sits on the Golf Course Road side with Sector 53-54 and Sector 54 Chowk metro stations a short drive away, and Golf Course Extension Road, Sohna Road and MG Road all within reach. Cyber City is a straightforward run outside peak hours.

Markets, schools and clinics across Sectors 51, 52 and 56 cover daily needs, and the Golf Course Road malls are minutes away. Ardee City, Mayfield Garden and Nirvana Country are all immediate neighbours.

A 3 BHK floor rents in the ₹40,000–60,000 range, with Ardee City and finished units higher. Tenant demand comes from Golf Course Road, Golf Course Extension Road and Cyber City, plus families wanting metro-corridor access without metro-corridor prices.

Gross yields work out around 2.8–3.3% — better than most of the Golf Course Road belt, precisely because entry prices here are lower. For a landlord buying on the good side of the city, Sector 52 is one of the more efficient options.

Sector 52 Against Its Neighbours

Against Sector 56, you're saving roughly ₹3,000/sqft and giving up walkable metro access and the international-school cluster. Against Sushant Lok 1, you're saving ₹3,000–4,000/sqft and giving up the gated-colony feel and a stronger resale name.

Against Sector 45 across the city, the rates are similar but the sides are different — Sector 52 sits on the Golf Course corridor, Sector 45 nearer Sohna Road and Huda City Centre. Pick on commute.

Buying the Location and Fixing the Building

Sector 52's value case only works if you are honest about what you're taking on. A floor at the bottom of the ₹9,300/sqft band is cheap because the building is old and plain, not because the market has missed something.

Run the arithmetic before you get attached. On a 1,800 sqft floor at ₹9,300/sqft you pay ₹1.67 crore, add roughly ₹11.7 lakh of stamp duty in a woman's name, and then need ₹18–22 lakh to do the services, bathrooms and kitchen properly. All-in you are near ₹1.97 crore, or about ₹10,900/sqft — still below the sector's better stock and well below Sector 56 next door.

That is a good outcome, but only if the renovation number is real. Get a contractor to walk the floor before you offer, not after. The two things that turn a ₹18 lakh job into a ₹35 lakh one are structural work and a top-floor waterproofing problem — both visible on a careful visit, both expensive to discover later.

And keep the paperwork bar unchanged regardless of price. An older, cheaper floor still needs the approved building plan, occupation certificate, 30-year title search and undivided land share in the deed, exactly as set out in our diligence guide. A discount is never a reason to relax that.

Who Should Buy in Sector 52

Value buyers who want the Golf Course Road side of Gurgaon without its prices, renovation buyers happy to take an older building on a good street, and landlords who want the better yields that lower entry prices produce.
