Builder Floor in Sector 4 Gurgaon: Price, Size and Buyer Guide
Sector 4 is one of the original HUDA sectors on the old side of Gurgaon, laid out long before Golf Course Road existed. Its builder floors quote roughly ₹9,772 to ₹10,889 per sq ft — genuinely under ₹11,000 in a city where the same configuration on the new corridors starts at ₹13,000.
What you get for that is size. A 3 BHK here is typically 2,200 to 2,400 sq ft, not the 1,400 sq ft that ₹2 crore buys further east. If floor area per rupee is what you are optimising for, this belt is where the maths works.
Key Takeaways
- Builder floors in Sector 4 quote ₹9,772–10,889/sqft, among the lowest rates for an established, fully serviced Gurgaon sector.
- Real listings: 3 BHK floors at ₹2.0–2.45 crore on 2,200–2,350 sqft, a 2,400 sqft 3 BHK at ₹2.35 crore, and a 2,300 sqft 4 BHK corner floor with stilt parking and lift at ₹2.55 crore.
- Two-bedroom stock starts near ₹62 lakh — one of the few genuine sub-₹1 crore entries left inside the municipal limits.
- Supply is workable: roughly 85 floors listed on the largest portal, 40-plus on the second. Enough to compare, not so many you drown.
- The value is plot size, not finish. These are large old HUDA plots; the buildings on them vary enormously.
Builder Floor Prices in Sector 4
| Configuration | Example size | Rate (₹/sqft) | Asking price |
|---|---|---|---|
| 2 BHK, entry | 900 sqft | ₹6,900 | ₹62 L |
| 3 BHK | 2,200 sqft | ₹9,772 | ₹2.15 Cr |
| 3 BHK, larger | 2,350 sqft | ₹10,425 | ₹2.45 Cr |
| 3 BHK, 2,400 sqft | 2,400 sqft | ₹9,800 | ₹2.35 Cr |
| 4 BHK corner, stilt + lift | 2,300 sqft | ₹11,100 | ₹2.55 Cr |
| Sector band | — | ₹9,772 – 10,889 | 2 BHK from ₹62 L |
Compare the third and fifth rows. The 4 BHK is smaller than the 2,350 sqft 3 BHK but costs more, because it is a corner plot with stilt parking and a lift. In this belt, those three features — corner, stilt parking, lift — move price far more than an extra bedroom does.
What ₹10,000 per Sq Ft Actually Buys Here
The honest answer: a lot of floor area in a building that will probably need work.
Sector 4's plots were allotted decades ago at generous HUDA sizes, and most of the floors on them were built or rebuilt piecemeal since. Electrical loads were sized for a different era. Plumbing is often original. Waterproofing on terraces and balconies is the single most common problem in this stock.
Budget ₹15–25 lakh on a 2,300 sqft floor for wiring, plumbing, bathrooms and waterproofing unless the seller has done it recently and can show you the work. Add that to a ₹2.15 crore purchase and your true rate is nearer ₹11,000 per sq ft — still under most of new Gurgaon, but not the ₹9,772 on the listing.
The exceptions are the recently rebuilt floors. Where an owner has demolished and rebuilt on the old plot, you get new construction on a large footprint with stilt parking and a lift, and those command the top of the band. They are worth the premium.
The Stilt-Plus-Four Question
Many plots in the old sectors were built as stilt plus three, and some added a fourth floor under Haryana's stilt-plus-four policy. That policy is currently stayed by the Punjab and Haryana High Court, and the state's town planning department froze fresh S+4 approvals from 21 July 2026, disabling the application portal.
For a buyer in Sector 4 this cuts two ways. New supply of added floors has stopped, which supports the price of what already exists. But it makes the paperwork check non-negotiable: for any fourth floor, ask which sanction it was built under, whether the building plan was approved before the freeze, and whether an occupation certificate exists.
Our guide to stilt-plus-four floors in Gurgaon covers what the stay changes for buyers in detail, and the safety and legal checklist lists the documents to demand.
Connectivity and Daily Life
Sector 4 sits in the old HUDA belt off Old Delhi Road, on the established side of Gurgaon rather than the corridor side. The railway station, the old commercial markets and Sheetla Mata Road are all close, and the Delhi border via Old Delhi Road is a straightforward run that avoids the expressway.
Everything daily is decades old and works: markets, schools, clinics, chemists, municipal water and sewer. This is the opposite of buying on a new corridor — nothing here is promised, it is all already there.
What you give up is the corporate commute. Cyber City and Golf Course Road are reachable but not quick at peak, and there is no metro station you would walk to. If your office is on Golf Course Extension or Sohna Road, this belt costs you time every day.
Rent and Yield
Rents in the old sectors are modest relative to the new corridors, and that is priced in. A large 3 BHK here lets well below what a comparable-sized floor fetches in Sector 43, because tenants who pay top rents are chasing the metro and the office corridors.
The offset is entry price. Buying at ₹9,800 per sq ft instead of ₹15,500 changes the yield arithmetic substantially, and vacancy is low because the tenant pool here is local families and small-business owners rather than transient corporate postings — longer tenancies, less churn, fewer voids.
If you are buying to rent, this belt rewards patience over headline rent. If you are buying to live, the rent question barely matters and the ₹5,000 per sq ft saving does.
Honest Cons
- Age. Most stock is old. Assume renovation cost and inspect the structure properly, not just the paint.
- Parking. Stilt parking is a premium feature here, not a default. Confirm exactly what is included.
- No metro walk. Everything assumes a car. The corporate corridors are a real drive at peak.
- Fourth-floor paperwork. With S+4 approvals frozen, any added floor needs its sanction and occupation certificate verified before you pay.
- Slower appreciation. The old sectors have not moved like the corridors. Buy here for use and value, not for a quick capital gain.
Registry Cost
Stamp duty in urban Haryana is 7% for a male buyer, 5% for a female buyer and 6% for joint ownership, plus registration fees capped at ₹50,000 above ₹90 lakh, charged on the higher of your deal value and the circle rate.
On a ₹2.15 crore floor that is about ₹10.75 lakh registered in a woman's name against ₹15.05 lakh in a man's. In the old sectors the circle rate is often close to the market price, so check Sector 4's figure in the collector rate list before you budget — rates were revised from 1 April 2026. The full working is in our registration charges guide.
Sector 4 Against the Alternatives
| Option | Floor rate (₹/sqft) | Why you'd pick it |
|---|---|---|
| Sector 4 | ₹9,772 – 10,889 | Large old HUDA plots, lowest established-sector rate |
| Sector 5 | ₹10,100 – 11,900 | Similar belt, slightly newer stock, more lifts |
| Sector 7 | ₹10,650 – 15,550 | Bigger floors, wider quality range, dearer top end |
| Sector 9 | ₹8,450 – 13,900 | Cheaper entry, further out along Basai Road |
| Old Gurgaon overall | Varies by colony | The wider picture across the old side |
Read across and Sector 4 is the size play. It is the sector where a 2,300 sqft floor still costs what a 1,500 sqft floor costs on the corridors.
Who Should Buy in Sector 4
Families who need real floor area and are willing to renovate to get it. Buyers whose lives already run on the old side of Gurgaon — school, business, family — for whom the corridor commute is irrelevant. And anyone hunting a genuine sub-₹1 crore entry inside the municipal limits, since 2 BHK stock here starts near ₹62 lakh.
It suits you less if you commute to Cyber City or Golf Course Extension daily, if you want new construction with a warranty, or if capital appreciation is the main goal. For those, Sector 51 or the corridor sectors will serve you better. Compare the full city in our Gurgaon builder floor price list.
FAQ
What is the builder floor price in Sector 4, Gurgaon?
Builder floors quote ₹9,772–10,889 per sq ft. A 2,200 sqft 3 BHK lists around ₹2.15 crore and a 2,350 sqft 3 BHK around ₹2.45 crore, with 2 BHK stock starting near ₹62 lakh.
Are Sector 4 builder floors cheap for a reason?
Mostly age. The plots are large old HUDA allotments but the buildings on them are decades old, so budget ₹15–25 lakh on a 2,300 sqft floor for wiring, plumbing, bathrooms and waterproofing unless the work has been done recently.
Can I still buy a fourth floor in Sector 4?
Existing fourth floors can be bought and registered, but Haryana's stilt-plus-four policy is stayed by the High Court and fresh approvals were frozen from 21 July 2026. Verify the sanction and occupation certificate for any added floor before paying.
Is there a metro station near Sector 4 Gurgaon?
Not within walking distance. The sector sits in the old HUDA belt off Old Delhi Road, close to the railway station and the old markets, but the metro and the corporate corridors are a drive.
What size 3 BHK does ₹2 crore buy in Sector 4?
Typically 2,200–2,400 sq ft, against roughly 1,400–1,600 sq ft for the same money on Golf Course Road. Floor area per rupee is the sector's main argument.
