1. Amrapali Group: over 40,000 families stranded

The Amrapali collapse is the case that shook buyer confidence across the National Capital Region. More than 40,000 families had paid for flats in Noida and Greater Noida that stalled for years. Investigations found funds diverted away from construction. The Supreme Court eventually took control of the situation, cancelled the group's registration, ordered a state-owned agency to complete the projects, and sent promoters to jail from inside the courtroom. It remains the clearest example of how badly a large builder failure can hurt ordinary buyers.

2. Jaypee Infratech: ₹14,599 crore diverted

Jaypee Infratech, the developer behind Jaypee Wish Town in Noida, left more than 30,000 buyers waiting. Over ₹14,599 crore collected from upwards of 25,000 homebuyers was allegedly routed to other group entities instead of finishing the towers. The case became a landmark in insolvency law and led to a long resolution process, with a new investor stepping in to complete the pending homes. It was one of the first cases where homebuyers were formally recognised in the insolvency process.

3. Unitech: around 16,000 undelivered homes

Unitech was once a top-tier developer. Its fall left close to 16,000 buyers without the flats they had paid for. The Supreme Court cancelled the group's registration, replaced the management with a court-appointed board to revive stalled projects, and its promoters faced jail. The scale and the profile of the company made it a warning that even a famous brand name is no guarantee of delivery.

4. Supertech twin towers: demolished on court order

The Supertech Emerald Court twin towers in Noida became the most dramatic image of builder wrongdoing in India. Built in violation of approved plans and safety norms, the roughly 100-metre towers were brought down by controlled demolition in August 2022 on the orders of the Supreme Court. Thousands of tonnes of concrete fell in seconds. It sent a blunt message that illegal construction can be undone, no matter how tall.

5. PACL: one of the largest collective schemes

Not every property scam is a stalled housing project. PACL ran a land-based collective investment scheme that regulators found had raised tens of thousands of crores from crores of investors on promises tied to plots. Market regulator SEBI ordered refunds in one of the largest such cases on record. It showed how a scheme dressed up as land investment can pull in millions of small savers.

These failures were painful, but they forced real reform. RERA arrived to bring transparency and accountability to under-construction projects. The insolvency law was amended to treat homebuyers as financial creditors, giving them a seat and a vote when a builder collapses. Courts grew far more willing to jail promoters and act on buyer complaints.
