About VKS Pine Drive, Sectors 2 and 3 Pataudi: RERA Record, Access Road and Price
VKS Pine Drive is the name one broker listing uses for residential plots by VKS Developers in Sectors 2 and 3 of Pataudi, in Gurugram district. Haryana RERA has no project of that name. In the same two sectors it records Palm Drive, an affordable plotted colony under the state's Deen Dayal Jan Awas Yojana (DDJAY), promoted by VK and Sons Infratech Pvt. Ltd. and registered as 68 of 2025, and Palm Drive 2, registered as 107 of 2025.
A correction. An earlier version of this page called Pine Drive a newer and costlier phase sitting directly on the NH-352W bypass, with a large clubhouse and pool, and said buyers could build four floors over a stilt. No HRERA registration carries the Pine Drive name. HRERA's order on Palm Drive says the site is reached, for now, by a 4-karam revenue path to the Pataudi bypass road. The High Court stayed the stilt-plus-four policy on 2 April 2026, and new approvals have been frozen since 21 July 2026. The clubhouse and pool are on one broker listing only, and the old drive times and amenity list had no source.

What the HRERA record shows
Palm Drive. VK and Sons Infratech applied on 30 May 2025 to register Palm Drive, a residential plotted colony under DDJAY in Sectors 2 and 3, Pataudi. HRERA Gurugram heard it on 23 June 2025 and approved it, provided minor gaps were fixed and the certificate recorded how the site is reached. The registration is GGM/965/697/2025/68, dated 1 July 2025, under DTCP licence 65 of 2025 (project ID RERA-GRG-1958-2025). Listings give 6.475 acres, with 115 residential plots and one commercial plot, and the registration as valid to 14 June 2029.
Palm Drive 2. Certificate 107 of 2025, dated 17 October 2025, covers an affordable plotted colony under DDJAY on 8.35 acres in the same sectors, under DTCP licence 134 of 2025 of 4 August 2025, valid to 3 August 2030. Listings sell it as VKS Palm Drive 2; some print its licence number, 134 of 2025, as its RERA number. The promoter's name was not legible in the copy we could read, and one sales site for it says it belongs to a company called V K and Sons Buildwell Pvt. Ltd., so read the name on the certificate.
Pine Drive. We found no registration, licence or order under that name. The earlier version of this page was right that Palm Drive carries registration 68 of 2025.
What the Pine Drive listing claims
The one listing that uses the name calls it "VKS Pine Drive Phase 3", formerly known as Palm Drive, on about 32 acres beside NH-352W. The two registered colonies cover about 14.8 acres between them, so ask which registration your plot is in; if the answer is neither, the land is not registered. The developer's own websites, as far as we could read them, show Palm Drive and not Pine Drive.
It quotes ₹1.05 lakh per sq yd, plots of 133 to 179 sq yd and possession in 2029, and contradicts itself on the smallest plot: 120 sq yd in one line, 1,125 sq ft (125 sq yd) in another.
The road: highway, or a revenue path?
The developer's site places Palm Drive on NH-352W. At the HRERA hearing in June 2025, the promoter's director said the site is reached by an existing 4-karam road, a revenue path, that joins the Pataudi bypass road, with a sector road 24 or 30 metres wide to come later. Until then, HRERA told the promoter to state this access in its advertisements and brochures. Get it in writing: which road reaches your plot today, how wide it is, and when the sector road is due.
Prices, as listed
No price list from the promoter was found. Listings give these rates, before other charges:
- "Pine Drive": ₹1.05 lakh per sq yd, about ₹1.40 crore for 133 sq yd and ₹1.88 crore for 179 sq yd.
- Palm Drive 2: ₹91,500 per sq yd for a 179.40 sq yd plot, about ₹1.64 crore.
- Palm Drive: ₹89,500 per sq yd for 92 to 179 sq yd, about ₹82 lakh to ₹1.60 crore.
The Pine Drive rate is 15 to 17 per cent above the Palm Drive rates. Compare against the promoter's own cost sheet, with every charge on it.
What DDJAY allows, and the fourth floor
DDJAY is Haryana's policy for affordable plotted colonies, notified in February 2016. As copies of the policy memo read, a plot may be at most 150 sq m (179.40 sq yd), and the listings here all stop at 179 sq yd; the colony must be finished within seven years of its licence; and floors on a plot can be registered separately.
The fourth floor is another matter. On 2 April 2026 the Punjab and Haryana High Court stayed the July 2024 notification that had raised the limit on residential plots from stilt plus three floors to stilt plus four. On 21 July 2026 the Town and Country Planning department froze further stilt-plus-four approvals until further orders. While the freeze lasts, a fourth floor cannot be sanctioned, so do not pay for one. Our page on the stilt-plus-four stay explains it.
Who the developer is
HRERA names the promoter as VK and Sons Infratech Pvt. Ltd. It sells as VKS Developers from Unit 10A, BPTP Park Centra, Gurugram, and its website claims 60 acres developed in Farukhnagar and 40 acres under way in Pataudi. No company record for VK and Sons Infratech came up in company-data searches, so read its CIN on the registration certificate and check the same name is on your agreement.
Nearby, in Sector 3, YCON Platinum Heights is an affordable flats project whose draw was held on 8 September 2026. For how DDJAY colonies work, see our DDJAY guide.

Pros and cons
For:
- Two DDJAY colonies in Sectors 2 and 3 are registered with HRERA: Palm Drive (68 of 2025) and Palm Drive 2 (107 of 2025)
- HRERA's order puts the access position in writing
- DDJAY caps plots at 150 sq m and lets floors on a plot be registered separately
Against:
- No HRERA registration carries the name Pine Drive
- Access, for now, is a 4-karam revenue path, not a highway frontage
- No fourth floor can be sanctioned while the stay and the freeze last
- The ₹1.05 lakh per sq yd rate is one broker's, above the Palm Drive listings
Our view
Pine Drive is a sales name; the record is Palm Drive, a registered DDJAY colony with a second one in the same sectors, reached for now by a revenue path, not the highway. If you are offered a "Pine Drive" plot, find out which registration it is in, price it against the ₹89,500 to ₹91,500 per sq yd listed for Palm Drive, and do not pay for a fourth floor.
Ask which HRERA registration and DTCP licence cover your plot, read both on haryanarera.gov.in, and get the road and the cost sheet in writing before you pay.
