A 2 BHK builder floor here starts around ₹25 lakh and stops being a 2 BHK conversation somewhere near ₹1 crore. Between those two numbers sit about 1,296 listings and the only part of the Gurgaon floor market where the rent genuinely keeps up with the price.

Typical 2 BHK floors run 900–1,150 sqft and, across the mature sectors, ₹65 lakh to ₹1 crore. The interesting part of the market is below that.

Where the Cheap 2 BHKs Actually Are

About 201 builder floors in Gurgaon list below ₹50 lakh, and they are not evenly spread. They cluster in three kinds of place, and the reason for the price differs in each.

Under-construction stock in outlying sectors. Sohna's Sector 5 at ₹25–35 lakh is the clearest example. The discount is for time and construction risk — you are buying a plan, not a home you can inspect.

Industrial-town housing. Manesar from ₹27.95 lakh. The discount is for the absence of an address premium: prices track wages at the industrial estate rather than Gurgaon's property cycle.

Old unplanned colonies. Sector 105's Rajendra Park from ₹47 lakh, and New Palam Vihar from ₹35 lakh. The discount is for narrower roads, older construction, title variation and harder financing — not for location.

Those are three different risks, and only one of them is about the neighbourhood. Know which you are taking.

Why the 2 BHK Yields Better Than Anything Else

This cluster has measured gross yields across the city, and the pattern is consistent enough to state as a rule: yield falls as the ticket rises, both between sectors and within them.

At the top, Sector 66 returns about 1.96% and Sector 102 falls to 1.3% above ₹4.5 crore. In the middle, DLF Phase 3 manages 3.5–4.5%. At the bottom, a ₹60 lakh 2 BHK in Sector 89 letting at ₹18,000–22,000 returns 3.6–4.4%, and old-colony stock in Sector 105 reaches 5–6%.

Three things drive it. The tenant pool for two bedrooms is the deepest in the city — couples, small families and sharers all compete for the same units, while a ₹4 crore floor has a handful of possible tenants. Rent per square foot rises as unit size falls, which is why a 320 sqft studio floor in Sector 37D lets at about ₹78 per sqft against ₹19 in Sector 84. And cheap sectors' sale prices have not run ahead of their rents the way the premium sectors' have.

What a 2 BHK Floor Rents For

Rents are more compressed than prices, which is the whole reason the yield works. In Palam Vihar a 2 BHK lets at ₹28,500–40,000 a month across roughly 1,165 rental listings. In Sector 46 it is ₹38,000–40,000. In Sector 99A, builder floors make up 44% of all rental listings despite being 9% of sale listings.

Note what that means: a 2 BHK in Palam Vihar rents for close to what one in Sector 46 does, while the purchase prices differ considerably. Tenants pay for bedrooms and location convenience, not for the sale-market premium.

  • Resale is to a price-sensitive buyer. Your exit market is people watching every lakh.
  • Financing is the common failure point. Cheap stock is where an occupation certificate is most often missing.
  • Under-construction discounts are real risks, not free money.
  • Old-colony stock carries title work that a planned sector does not.
  • Space. 900–1,150 sqft is a genuine constraint for a growing household.
  • No address premium at the bottom of the market, so appreciation depends on the area developing.

Registry Cost on a 2 BHK

Haryana charges stamp duty at 7% for a male buyer in urban limits, 5% for a female buyer and 6% for joint ownership. The registration fee is slab-based and caps at ₹50,000 for properties of ₹90 lakh and above — so on a cheaper 2 BHK you pay less than the cap.

On a ₹60 lakh floor, stamp duty is ₹3 lakh in a woman's name against ₹4.2 lakh in a man's. On a ₹27.95 lakh Manesar floor it is about ₹1.4 lakh against ₹1.96 lakh.

One trap specific to cheap stock: duty is charged on the higher of your deal value and the circle rate. Where a deal sits well below the collector rate — common in old colonies — you are taxed as though you paid more. Financing a 2 BHK Floor

At this end of the market the loan is usually the binding constraint, not the price. Banks generally require an occupation certificate, and the cheapest stock is exactly where it is most likely to be missing — which is part of why the discount persists rather than closing.

Two policy positions also touch this segment. Fresh stilt-plus-four approvals have been frozen statewide since 21 July 2026 following the April 2026 High Court stay, so a top-floor unit whose sanction is "in process" is a live risk — see our S+4 explainer. Landlords, first and foremost — this is where Gurgaon's floor yields actually are, and the arithmetic is not close. First-time buyers who want a whole floor with private parking and near-zero maintenance rather than a compact flat paying ₹4–8 per sqft a month in society charges. And anyone who values a wide resale pool, because a ₹60 lakh home has far more potential buyers than a ₹4 crore one.
