Who Owns Yugen Infra? Directors, CIN and Track Record
"Who owns Yugen Infra", "Yugen Infra director name", "Yugen Infra founder" — these are among the most searched questions about this developer, and they are good questions. Before you hand a crore to a company, you should know what that company is. Here is the corporate record, what it means for a buyer, and how to run the same check on any developer in twenty minutes.
Key takeaways
- The entity is Yugen Infra Private Limited, CIN U68100HR2023PTC115270, incorporated 25 September 2023 and registered in Haryana.
- Authorised and paid-up capital is Rs 10 lakh — a normal figure for a young private company, and a small one next to a Rs 2,000 crore stated project spend.
- Directors named in filings: Sheeshram Yadav, Amit Mamgain, Vijay Kumar and Rohtash Tayal. At least one third-party listing names a different set, so check the MCA master data yourself rather than a directory.
- It describes itself as a venture of two firms — Timespro Consulting, a broking business, and V K Developers, a construction business. That is where the "36 years" in the marketing comes from.
- Wyndham, IDG and Gary Kirsten are partners, not owners. A brand attached to a project is not a shareholder in it and carries none of its obligations.
The corporate record

Read the CIN itself, because it tells you three things at a glance. "HR" is the state of registration, "2023" is the year of incorporation, and "PTC" means private limited company. A buyer who reads a CIN never has to ask how old a developer is.
What a two-year-old company means for you
It is not a red flag by itself. Developers routinely set up a fresh company for a single township — lenders often insist on it, because it keeps one project's risk away from another's. What it does mean is that the usual comfort of "they delivered three projects nearby, go and see them" is unavailable, so other checks have to carry more weight.
- The registration certificate for the exact phase you are buying, since there is no delivered project to inspect.
- The land record — who owns the survey numbers today, and whether they are charged to a lender.
- The escrow arrangement. RERA requires 70 per cent of collections to sit in a project account. Ask which bank and ask to see the account details on the certificate.
- The founders' earlier work. If the experience being sold belongs to two other firms, ask what those firms built and go and look at it.
What the capital figure does and does not tell you
Rs 10 lakh of paid-up capital next to a stated Rs 2,000 crore project spend looks alarming until you understand what the number is. Paid-up capital is only the equity subscribed by shareholders at the outset. Real projects are funded by land brought in by the promoters, customer collections, construction finance and partner capital, none of which shows up in that field. Most Indian developers run on small paid-up capital.
What it does tell you is that the company itself is not, on its own balance sheet, a large counterparty. That matters in exactly one situation: when somebody asks you to accept a promise the company will fund later — a guaranteed rental return, a buy-back, an assured appreciation. Those promises are only as good as whoever stands behind them, so ask who is standing behind them and what they own. For the delivery of a registered project you have RERA and the escrow rule; for a private financial promise you have the promisor's balance sheet and nothing else.
Founders, brand partners and promoters are three different things
Marketing for this developer names several well-known parties, and it is worth being precise about what each one is:
| Named party | What it actually is |
|---|---|
| Timespro Consulting and V K Developers | The two firms behind the venture; the source of the "36 years" claim |
| Wyndham | A hospitality partner engaged to manage villas and apartments — an operator, not a guarantor of your money |
| IDG, UK | Credited with the golf course design — a consultant, not a developer |
| Gary Kirsten and GK Investments | Announced as strategic partners in an advisory capacity on the cricket villas and a school |
None of those parties owes you a plot. The company on your booking form does. That distinction is the single most valuable thing a buyer can hold on to when a presentation is full of logos.
The entity on the paper may not be the name on the hoarding
Earlier campaigns for the same land at Village Banda ran under a different project name, Yugen Golfer's Paradise, and involved a partner LLP alongside the company. Project names change; obligations follow whoever signs. So before you pay:
- Check that the promoter on the RERA certificate, the entity on the booking form, the name on the receipt and the account you are transferring to are all the same company.
- If any of them differ, ask for the agreement that connects them, in writing.
- Keep every receipt in the company's name, not an individual's.
How to research any developer in twenty minutes
- MCA master data. Search the company name on the Ministry of Corporate Affairs portal for the CIN, incorporation date, registered office, capital and current directors. Free.
- Charges register. The same record shows charges — loans secured against company assets — and whether they have been satisfied. A charge is normal; an old unsatisfied one is a question.
- Financial summaries. Company-data services publish filed revenue and net-worth figures. Compare them with what the project is said to cost.
- The RERA portal. Search by promoter name, which reveals every project that promoter has registered, plus completion dates and quarterly progress filings.
- Consumer forums and court records. Search the company name with words like complaint, refund and order. Read what you find carefully — an allegation is not a finding.
- Go and look. Whatever the founders built before, visit one of those projects and talk to a resident. Twenty minutes of that beats an afternoon of brochures.
Where Yugen's projects stand today
The portfolio is one township near Mopa — sold as North Goa and registered at Village Banda, Sawantwadi, Sindhudurg, in Maharashtra — plus 13 villas at Mandrem in Goa itself. Our Yugen Infra review sets out what checks out and what does not, our price list puts every product's rate side by side, and the project pages carry the detail, starting with Yugen Golf City.
FAQ
Who is the owner of Yugen Infra? It is a private limited company, so it has directors and shareholders rather than a single owner. Filings name Sheeshram Yadav, Amit Mamgain, Vijay Kumar and Rohtash Tayal as directors. Verify the current list on the MCA portal, since boards change.
Is Yugen Infra a new company? Yes — incorporated on 25 September 2023. The longer experience quoted in the marketing belongs to the two firms behind it.
Does Wyndham own the project? No. Wyndham is named as a hospitality partner for managing villas and apartments. Management is not ownership and is not a financial guarantee.
How do I confirm the directors myself? Search the CIN U68100HR2023PTC115270 on the MCA portal and open the company master data. It is free and current, which directory sites often are not.
