Rates are indicative 2026 figures and vary by exact locality and project. The pattern is clear: the same ₹1 crore buys three to four times the space in a value city that it does in Mumbai.

Mumbai, where ₹1 crore buys the least

India's most expensive market gives you the least for your crore: a compact one-bedroom flat of 400 to 550 square feet, usually in the suburbs or the far reaches, not the island city. Prime south Mumbai runs to ₹70,000 per square foot and beyond, so ₹1 crore does not stretch to a family home there. It is the clearest example of how location, not budget, decides what a crore means.

Delhi and Gurgaon, the NCR middle

In Delhi, ₹1 crore buys a 2 BHK builder floor of around 700 square feet in the mid colonies, or a smaller flat in the planned sectors. In Gurgaon, the same money buys a roomier 2 BHK of about 900 square feet in New Gurgaon's societies or the Sohna value belt, though it falls short of the premium corridors where even a 2 BHK now crosses the mark. These are the markets where a crore buys a genuine family home with amenities, not a compromise.

Hyderabad, Chennai and Kolkata, the most space

At the value end, ₹1 crore buys the most. In Hyderabad, Chennai and Kolkata it stretches to a spacious 3 BHK of 1,400 to 1,700 square feet, often in a gated community with full amenities. Hyderabad in particular has become the poster city for space per rupee, where a crore buys a home that would cost three times as much in Mumbai.

What this means for a Gurgaon buyer

If your crore is going into Gurgaon, the national table is a useful reality check. You will get less raw space than in Hyderabad or Pune, but you buy into one of India's strongest job and price-growth markets, which is what supports resale and rental demand here. Within Gurgaon, your crore goes furthest in the value belts, New Gurgaon's societies and the Sohna Road side, rather than the premium corridors.
